Due to requests for a place to share completed Flips and progress for this challenge I have created this thread.
for you to share your #flippers/#Flipped lots and your houseflipper Sims. Give helpful tips and discuss the challenge with each other.

Rules here are pretty simple.

YAY! I am so excited! I love being able to share personal challenges with others.

This is my River Rok. She's a skinny little thing. She has the mansion baron aspiration, Bookworm (from her time spent at the library as a kid), good, and a bit of a bro.
I currently have her working in culinary career. She writes books and paints for extra cash.

@EuphorialQueen You did so well with the challenge, You inspired me to give it another go.
So I plan on trying the Challenge again soon see if I can do better than my first attempt.

I had a bit of trouble in the beginning trying to decide if I was following the Rules. Tracking progress using the TS4 Flipping house Challenge Scoresheet was very helpful. After the first 2 flips and worrying about staying in the time limit I set up the spreadsheet with the date frames for each lot.

Here is a sample of my schedule:

Made a few comments in the Build me a starter Please :-) thread that may be worth repeating here.
Buy low - Sell High which is sort of how this works
If you are moving on or near Monday place only basic needs items. Once the bills are paid then you can do major upgrades / remodeling.
Save time by creating small rooms that could be placed and customized to fit the house.
I did this then saved them to my Library and a few to the Gallery. Then I could just plop them in place. Some houses already had good bones (structure) and just needed a tweak here and there to maybe add a patio or basement or second bath.

You can buy higher end items if you like to increase property value but they depreciate quickly.
My Artistic Sim used her Painter skills to contribute to each property. Painting lots of small pieces yields greater value that a few larger pieces. Each lot had at least one wall dedicated to placing her paintings. I decorated with Mid Range items to provide necessities and some skill items. The paintings made up a healthy portion of the value.

@Charliimai @Buttonsginger Started another round with a new Sim. On flip four and not doing as well as the first time around. Decided to try a Writer to make money from Royalty payments. She is almost at her Adult birthday so it it time to kick it up a notch or two.

@EuphorialQueen Having a job or family makes it a lot harder to achieve large profits also I think the traits you choose also make a small difference too.
Anyway I'm glad you decided to give it another try. I tried but I think I'm having builders block I created River Rok version 2 but that's about it so far. I'm gonna work on my legacy blog for a while until my builders brain is back (***Help me Choose the next-heir Please *** link also in my siggy )

Hope you/Taryn can get her profits up. Keep us updated. Thanks for sharing

Things were not going as well as I had planned. Then the Save had a few glitches and I had to start a new Sims4 folder.
Going to just play the game a bit then will come back to this.
I have not yet given up.

Love what you did with this house. Moving it back from the curb and adding the section set back a bit gives it depth and great curb appeal. The wildflowers with rock borders adds color to the landscaping. You did a very nice job on your first flip.
I found the first few very challenging because I would run out of money before I did everything I had in mind.

I waited until I had enough money and then adjusted the shell. I also waited until the last possible moment to add all the decorations/furniture. Poor Pebbles lived on the bare minimum - basic furniture and I made her have snacks so she wouldn't waste any money . @BUTTONSGIGER had a tiny pool out the back so she gained a little fun there and always ate her snacks sitting at the pool.

@Pebblycat Bought my Sim a tent and cooler so she would have a place to sleep and eat. Having Outdoor Retreat came in handy
I think every lot I did has an easel for my painter Sim. I packed one in her household inventory so She could use 2 and I could cue up paintings. Waiting til the last minute is excellent strategy. Depreciation is not so harsh and it keeps bills in check.

Yay! I'm excited to see what you do with it! I will be starting this challenge shortly, not sure what my first flip will be, but I'm excited to start!

Good luck @Jesf8312! It's the first time I've ever tried this challenge so far I've made minimal structural changes to your build and I plan to mainly decorate. I'm hoping I can make more of a profit this way
