I made this pair of building in Riverview, but either one should fit into almost any town with a 30x20 lot on a corner. It is actually two versions of the same lot, with a few changes. This is based on a sad, tiny apartment I used to live in.
One is a Late Night style condo/apartment with hidden rooms and NPC doors and such-like. You do not need any expansions to play this one and have neighbors. They will be service sims, like the mailman, firefighters, handyman and even the party dancers (if you're lucky ).
The other one is a University Life style dorm/apartment with all rooms open and a bunch of non-controllable sims wandering around. There aren't any items from UL, but you will need that expansion to be able to set the lot type to Apartment. You'll also probably want to assign beds, and lock doors and stuff to keep everybody from wandering in and out of everybody else's rooms.
8x Late Night style Studio apartments for single sims. Fully furnished, parking, laundry room and rec center. Does not need Late Night, works with only the base game. No CC.
Tickles The Fox
Tickles was separated by her mother as a cub but not soon after a generous sim came along and took her in and hand reared her and now she is like any ordinary house pet, she is great with kids and is well house trained, she loves to have plenty of toys and loves her bath times she loves digging up holes so make time out of your day to fill them back up she is a quick learner and a great hunter loves to going swimming in lakes and pools to, please she needs a loving home. CC FREE
The Overlook is a contemporary New England-style home I built for Barnacle Bay. It is very loosely based on a real life house in Nantucket. The house is suitable for the daycare profession and was built using an 'upside-down' floor plan with main living spaces on the second floor to emphasize Barnacle Bay's lovely sea views. It features two double bedrooms, one bedroom with bunkbeds for children or teens, and one room with a crib for a baby or toddler. There are 5.5 bathrooms, 2 balconies, a large playroom, an informal back yard, a wrap-around-porch, and plenty of reception spaces. There is also a basement in case your sims want one, but it would require expansion and furnishings in order to serve any purpose. Everything that can be upgraded has been. No CC - checked in Custard.
(The House costs under 200,000, but I'll check the exact price for you next time I am in my game, and I'll find out the exact location I used too.)

Here are the front and back views of the house.
As they walk in the front door, sims will see a lovely staircase winding up to the second floor. On the landing, there are some stocked nectar racks in fitted cupboards.
An archway leads through the largest room in the house, a space for cooking, dining, entertaining, and relaxing. Just standing in this room gives sims a +70 mood boost, even more than that if they light the fire and turn some music on. A two-sided fireplace separates dining and living areas.
Past the dining area is my favourite part of the house, a spacious kitchen perfect for sims who love to cook - or who just like to pretend to their friends that they do.

The living area has a flat screen TV and seating for seven.
The glass doors lead out onto a little balcony with views in two directions.
Apart from a communal bathroom, the rest the second floor is given over to the luxurious master suite.
It has an en suite bathroom, a dressing room, and a shoe closet, but they were too small for me to get pictures of them. It also has its own little private balcony, with this lovely view.
To get back down to the first floor, sims can either retrace their steps to the front staircase or just go straight from the kitchen down the back one.
These stairs also continue down to where the basement would be if your sims wanted one. It's currently just a tiny empty room, but I wanted to get the stairs in place for you because I know they can be a headache to do.
Opposite this back staircase is a large playroom, which would be perfect for a sim who works in daycare, or just for some very lucky kids. There is a half bathroom for them, so they don't have to disturb the family in the rest of the house.
Passing through the double doors, sims will find themselves in the back garden, which includes a small play area.
The playroom also leads onto two cosy little bedrooms. This one is for children or teens.
And this one just has a crib and a couple of potties for a baby or toddler.
Back into the center of the building, sims will come across in a reception room. It's windowless and might not seem as lived in as the rest of the house because it's really just a waiting room - perhaps for parents picking their children up or family members having a sit down between chores. Still, there is a nice fire and some books for sims to read.
This area connects multiple other rooms. From it sims can get back into the front entrance hall, in to use two further communal bathrooms, through to a guest bedroom, or out to the garden via a small conservatory.
I say 'conservatory', but you can think of it as whatever you like. You could convert it into another sitting area or winter plant room. My family has a cat so I've used it for her toys and furniture; that way she doesn't have to traipse through the whole house just to get to her scratching post. I've also placed an easel because they're always fun.
The last room I have to show you is the second bedroom. It's not particularly big, but does have an en suite and plenty of bookshelves.

In her free time she loves cooking and having small intimate diners with close friends. So when she happened on an old stone chapel just off the beaten path she almost swooned with delight. While she was excitedly exploring she kept thinking of the saying “If these walls could talk”. When she found the small wedding arch in the back garden, she thought, “Why this could be my home and my muse!” The main level could be the living area and the choir balcony could be my personal space to write and sleep! Hoping the $60,000 her Aunt had left her would be enough, she was at the contractor’s office the next day making plans to purchase the property and begin renovations. She named her new loft home after her first book, “A Time for Love”. She keeps a copy of it on display in her dining area.
People in Moonlight falls was greeted by People from the future, the explained to the people of Moonlight falls how in the future witches, faires, werewolves and vampires were killed off, they then explain to a very angry mob that they have come to put things right, that they were sent there to change what will happened and in return they will receive a woodland filled with wondrous futuristic objects and plants, but one day when importing plants from the future Nanites escaped into moonlight falls causing the woodland to die, The people of Moonlight falls formed a plan, The witches and fairies would use there magic to form a dome over the woodland to keep the nanites at bay, and because they cant survive water they made a river surrounding it the towns people sent the travellers packing and the dome became lost in its own rust and the nanites lived off the land and still kept spreading, they only thing keeping in there is the dome.
My new home is called ATHORNE PLACE this home is out of the ordinary, like me ...he he
It has a curved main bedroom and lounge wall, this was fun doing, plus i used the scenery from back to the future to give it a nice wall effect in both rooms.
ATHORNE was built as a request from Glenkarri, yes, i was bored and she suggested i do something along these lines..
It has a fairy and old theme, with 3 bedrooms, parents room, lots of areas to relax, big kitchen and dinning,laundry.
This home is 3 stories, with a car garage on the bottom floor, secret room, bath and a nice area to relax with a garden... then up the stairs to the hall where you have the kitchen, dining, laundry and entry.

It is decorated with old stuff and the walls are brick and wall as is the floor.
The gardens are fun, with a fairy garden, family area, swimming pool in side a pond so it has a nice rustic effect..
While i was building this home i thought why not give it a guest studio as i call it, so i built Mother Hubbards shoe out the back..with a main bedroom, bathroom, and a small bedroom up the ladder.

There is no cc only store, it is a great family home that is a bit different to the normal contemporary style, but still has lots of charm.
Multi level apartment building with 4 bay garage and lobby on first floor, 2 elevators, one in lobby for visitors and deliveries. Separate elevator for garage users to their floors or rooftop common area.
2nd floor for NPC apartments... my game put 69 NPCs in this building immediately when the family moved in.
3rd and 4th floor is a multilevel penthouse suite with access to rooftop.
Rooftop has private pool, spa, garden and cooking bbq area.
I normally don't really care to advertise, but occasionally things have a funny
way of getting lost in the shuffle on the exchange :? ..so..

BTW: I took particular care to make it this colour because that is as close as I can get to my hair colour at the moment. I am due for another visit to the hairdresser and at this stage I have no idea what colour I'll be next week I have fun by letting her decide. This has been going on for over 10 years now. She's very good with colour and comes up with things I'd never think of. Styles change too:) I don't believe in boredom.
