Something I just thought of. Keep an eye on what sort of thought bubbles they get. Especially the TV or broken hearts ones, because those occur at Low Fun and Low Social.
The Low fun is the AI's fault Probably - assuming he has access to a computer and/or a TV - and there's not much you can do to force that. The other is Social, which you can at least try to fix by talking to him.
I only thought of that because it seems to be the more social roommates (the ones with parties/significant others) that leave faster, and I'm guessing it's because they won't fill their social enough autonomously.
