Inside the main structure is fairly simple... open concept living, dining, eating main floor. Second floor contains 3 bedrooms, nursery and small play area. The tower houses the bathrooms, TV/reading room, basic gym, designer room and access to the top of the tower where sims can paint. Various artist and crafting activities throughout the lot. Some activities for children also added... space to add whatever you want.
Cows, chickens, bees, 1 fish spawner included and garden with most of the BuyDebug plants and trees. I've left some 'perfect' seeds in the garden for optional future use. No CC or CAP used. Custard checked. Made for @anettesb 's wish lists below. Hope you like it :-)

an old light house working as a home, where you can go up in the light house with an attached caretaker hut/house white washed. Bonus if some of the roof deco from MH/DV is used. lot size 40x40

There used to be a fog emitter code that did the light house light but you had to get it up off the floor for it to look right. There are probably work arounds to do that.

Think the sky light + big garden ligt do the job for light house just fine.... didn't knew you could do the fog emit thing... though now you say it I think I might have seen it done....

I was trying to do modern Asian but am wondering if too Asian for what you were thinking? Of course, both concepts are just starting points and I may likely tweak. Thoughts?

Hmm... I can tone down the red a bit and maybe change the texture to fit in more with the area. Good thing the other buildings are colourful. Will go in game later today to have some fun.... makes it easier now you have chosen a place for the lot

I don't think it needs tuning down, moderen with an Asian feel is perfect, like it is a new build for the area.
Maybe more of the gray stone, like if it was taken from a stonequarl in the mouintains

OK, what about this tweak? I recoloured wall patterns from your inspiration Early Learning Centre since I don't have the other buildings in my version on HS. If you think the black is too heavy, I can perhaps use a lighter floor pattern at the front entrance or make the fencing white. Here are some views so you can see where I'm heading.

I think of an academy as a grand institution so that's why it's so large for the downtown area. In my studio I have a simple build which I'm thinking may be more the style for the university lot. I like that you match it witht he learning center (that isn't in town, it was just for inspiration)

I like the Black.. it is very moderen yet ties in well with nordic and asian... I could see this in a Danish town (if some one had money to make it for that sport, they normally jsut use school sports halls)
your studio lot looks amazing for uni (though it would need some season friendly house for training ectra) a true thematic lot for that town.
I have found 2 I need to test in uni... they look ok on the outside... so maybe that knock them of.
OK, I'll go ahead with flushing out the lot for HS and may tweak more as I go along. May not get time to play Sims until next weekend with work but will see how time goes. Hope you have a great week ahead if I don't touch base before then

Hi @anettesb, I have been chipping away at this after work every day. Most of the rooms are now laid out with furniture so next step is to recolour. I couldn't resist starting on the landscaping since that's my favourite part. I'm happy with the back of the lot. Still not too happy with the front but will leave it alone for a bit while I work on the insides. Sneak peak of the meditation garden with koi pond

well for that I think a small farm (free lots in area A) might work (you could import an MH house if you wanted and repaint and remodel or farm homes from AP or homes from 🐸🐸🐸🐸)... or if you want to make a shop the old gasstation from LP.... or maybe a RH building would work remodeld for Pascals shop. there might even be a building that would work for the apartment building.
