I built it for Majix Cove, a world created by my friends at the Daily Deal Stalkers Builders Association. The design inspiration came from the 'dealership strips' you see on the main roads into many cities here in the UK. They are quite big but not that big and, more significantly I didn't want to have too much space that I would have to decorate or make use of on the lot!
Is there a 64x40 lot size built into the game? Can't remember so, if not, you may want to use the Any Lot Size mod to create one, or use any larger available space in your world and perhaps add some extra landscaping

I have a small 10x10 lot that I would like to share with you. It's Ichabod's Exotic Collectibles, a shop where you can purchase many of the rare finds and treasures from exotic lands. Makes extensive use of the World Adventures expansion pack. Also uses the door, shelves, and cash register from the Savvy Seller collection.
I was thinking of doing something similar ... now I don't have to!

I thought I'd add a couple of shots of them in Winter in Lunar Lakes
They have seven shops inside plus a foyer for each level and public toilets on two floors and an outdoor play area for children on the ground level out back.
Garden shop includes a savvy seller register and a consignment register.
When I first put this shop on the exchange I thought my sims couldn't consign things. But they can. And sell well.
Consigning produce in the humble harvest stand in the ground level foyer.
The croissant bar in the ground level foyer.
The items in the foyer allow Sims to visit and use the store 24/7.
They also like meeting on the footpath after closing time and dance and play guitars and buy plants that are on the mats on the footpath.
Cafe
The cafe has the industrial oven as well as a food register. So if there is no chef on duty the customers can still eat. Or cook themselves something in the oven.
This is probly the first time i have attemted to build something that i am 100% happy with....ok 99% the lighting in the bowling alley still upsets me check the original thread (in the build stage pics) for the intended outcome. how ever the whole thing is pretty great and took me a little over a week to finish.

My first build using the Savvy Seller items has been quite popular, so when I decided to make another set of shops, I thought I'd follow the same basic plan. This time I knew a lot more about what to expect so it was quicker to build. There was a lot less reworking this time.
There are 8 shops in the complex.
It has no 3rd Party CC. I may have recoloured a few things but all patterns and colours are available in game.
I built this new set of shops in Sunset Valley and saved them to my bin and placed them in Sunlit Tides. I found the wind surfers were deleted from the sports shop on the top floor, so I left them out. You can put them back in if you like. I had them on the mats where I've now placed a canon and some other bits and pieces.
Here is a picture of the two shops as I have them placed in Sunlit Tides.
The blue of these new shops is simple and it changes depending on the light. It can be very intense and dark or pale - almost white.
Ground Floor
The Ground Floor Foyer
This is the Sim that convinced me to open the bar until later as she arrived after it closed and put on such an upset/angry performance because she couldn't get in. I got this pic after she'd calmed down a bit.
There are 3 shops and public toilets on the ground floor.
Each shop has a fire escape just in case someone gets locked in. It makes it easy to let them out by unlocking the fire escape door. It is best to keep them locked to stop Sims will wandering around inside whether they are open or not.
The ground floor has basic rest room facilities including facilities for toddlers and babies.
The shops are a bar; a nectar store, a games store.
The Bar
I've made my bar stay open later than other shops in the block as I see Sims turning up there dressed up in their formal attire.
The bar has a professional bar which will be attended by a mixologist.
There are three tables with chairs for customers to sit at. There is a small dance floor and a juke box and two sofas.
Sims are able to purchase or taste nectar from the bar.
The nectar rack in the bar that they can taste from is on the bottom near the windows.
The Nectar Store
Sims can taste nectar from the top nectar rack nearest the door, as well as from the top rack against the other wall nearest the cash register. See pic below for the actual other tasting rack.
Rose Fairy just purchased a bottle of Plasma Fruit nectar and she paid for it and it went into her inventory. She didn't need to use a register to buy it as it isn't part of the Savvy Seller's thing.
I put the rope fence around things in the nectar shop as I thought it wouldn't be a good idea to have Sims come into the shop and start making nectar in the machine, or sitting at the tables to eat or use their computers. Feel free to get rid of the fence though if you'd like to see that sort of thing happening.
The nectar rack at the top, closest to the cash register in this picture is the one the Sims can taste nectar from in this store as well as the rack nearest the door.
The Games Store
This store sells things like pool tables, foosball tables, chess tables, dart boards and whatever else you think will work.
Rose Fairy got herself a gumball.
In my game I have made a few changes to this floor. I removed the Savvy Seller door from the bar and replaced it with a storybook door so the bar can stay open late.
I also removed a piece of the rope surrounding the items in the nectary store because I found Sims couldn't buy items if they were roped off.
Middle Floor

Sells computers, TVs, various sound producing devices, cameras, clocks and a few other useful items.
Baby Store
In this floor I discovered I had two He doors to the toilets. So if you want a she door you will need to replace one of the he doors. Sorry.
Top Floor
I initially had windsurfers in this floor as well, but when I saved it to my bin and then placed it in a different world they had all vanished. So I suspect they are not totally compatible with being inside and filled the empty space with other things. Similarly I wasn't able to get the hand and foot ball or the base ball into the community lot. They are both available under outdoor activities on a residential lot but not in a commercial lot.
If you go to the Exchange and see the number of items in it think about the contents of 4 fully stocked Savvy Sellers shops. So - it might be easier for you to restock with items you already own than to buy all that stuff.
There is no surfing in this build.
I've also noticed other things listed that I don't remember using. I'll investigate further and let you know what I find.
I suspect the clothing may be default clothing that has been put onto the mannequins in the dress shop. That would change to whatever you already have.
You won't need the clothes if you don't have Into the Future as you won't have the mannequin's pedestals to display the clothes on.
I've tried to go through the items I have installed in my game and have listed here what I believe is in the game. I could have made mistakes. But I just wanted to give you some idea of what are the important EPs and SPs for this build to work.

Seasons
Seasons provides most of the items on the roof that don't come from the Boardwalk Venue. Without Seasons this won't be a very fun place for Sims to visit.
Supernatural
- for scary things downstairs
- the magic shop contents
- a few other things scattered around
- most decor items in this pack are in this build
- the magic mirror and Alchemy Station and other items with skills attached are in the Savvy Seller Store or set out for use of Sims
I think without Supernatural you will lose the essence of the scary roller coaster. If you don't care about that and only want what you can see above ground then you don't need this EP. You will have to find some other contents for the magic shop as it is almost entirely from Supernatural.
Island Paradise
- Sandwich board signage (used once or twice)
- Travelers Palm
- All-In-One bathroom - used a lot
- if you want the coral décor downstairs in the scary part and in the fish tank
Ambitions
Most of the items in this pack are used in this build. That doesn't mean they are necessarily critical to have.
The Trampoline and the portable Gnubb Set are activities for Sims to enjoy. 1 each used.

My first build using the Savvy Seller items has been quite popular, so when I decided to make another set of shops, I thought I'd follow the same basic plan. This time I knew a lot more about what to expect so it was quicker to build. There was a lot less reworking this time.
There are 8 shops in the complex.
It has no 3rd Party CC. I may have recoloured a few things but all patterns and colours are available in game.
I built this new set of shops in Sunset Valley and saved them to my bin and placed them in Sunlit Tides. I found the wind surfers were deleted from the sports shop on the top floor, so I left them out. You can put them back in if you like. I had them on the mats where I've now placed a canon and some other bits and pieces.
Here is a picture of the two shops as I have them placed in Sunlit Tides.
The blue of these new shops is simple and it changes depending on the light. It can be very intense and dark or pale - almost white.
Ground Floor
The Ground Floor Foyer
This is the Sim that convinced me to open the bar until later as she arrived after it closed and put on such an upset/angry performance because she couldn't get in. I got this pic after she'd calmed down a bit.
There are 3 shops and public toilets on the ground floor.
Each shop has a fire escape just in case someone gets locked in. It makes it easy to let them out by unlocking the fire escape door. It is best to keep them locked to stop Sims will wandering around inside whether they are open or not.
The ground floor has basic rest room facilities including facilities for toddlers and babies.
The shops are a bar; a nectar store, a games store.
The Bar
I've made my bar stay open later than other shops in the block as I see Sims turning up there dressed up in their formal attire.
The bar has a professional bar which will be attended by a mixologist.
There are three tables with chairs for customers to sit at. There is a small dance floor and a juke box and two sofas.
Sims are able to purchase or taste nectar from the bar.
The nectar rack in the bar that they can taste from is on the bottom near the windows.
The Nectar Store
Sims can taste nectar from the top nectar rack nearest the door, as well as from the top rack against the other wall nearest the cash register. See pic below for the actual other tasting rack.
Rose Fairy just purchased a bottle of Plasma Fruit nectar and she paid for it and it went into her inventory. She didn't need to use a register to buy it as it isn't part of the Savvy Seller's thing.
I put the rope fence around things in the nectar shop as I thought it wouldn't be a good idea to have Sims come into the shop and start making nectar in the machine, or sitting at the tables to eat or use their computers. Feel free to get rid of the fence though if you'd like to see that sort of thing happening.
The nectar rack at the top, closest to the cash register in this picture is the one the Sims can taste nectar from in this store as well as the rack nearest the door.
The Games Store
This store sells things like pool tables, foosball tables, chess tables, dart boards and whatever else you think will work.
Rose Fairy got herself a gumball.
In my game I have made a few changes to this floor. I removed the Savvy Seller door from the bar and replaced it with a storybook door so the bar can stay open late.
I also removed a piece of the rope surrounding the items in the nectary store because I found Sims couldn't buy items if they were roped off.

Sells computers, TVs, various sound producing devices, cameras, clocks and a few other useful items.
Baby Store
In this floor I discovered I had two He doors to the toilets. So if you want a she door you will need to replace one of the he doors. Sorry.
Top Floor
I initially had windsurfers in this floor as well, but when I saved it to my bin and then placed it in a different world they had all vanished. So I suspect they are not totally compatible with being inside and filled the empty space with other things. Similarly I wasn't able to get the hand and foot ball or the base ball into the community lot. They are both available under outdoor activities on a residential lot but not in a commercial lot.

Just one little word of advice on this build -
If you go to the Exchange and see the number of items in it think about the contents of 4 fully stocked Savvy Sellers shops. So - it might be easier for you to restock with items you already own than to buy all that stuff.
There is no surfing in this build.
I've also noticed other things listed that I don't remember using. I'll investigate further and let you know what I find.
I suspect the clothing may be default clothing that has been put onto the mannequins in the dress shop. That would change to whatever you already have.
You won't need the clothes if you don't have Into the Future as you won't have the mannequin's pedestals to display the clothes on.
I've tried to go through the items I have installed in my game and have listed here what I believe is in the game. I could have made mistakes. But I just wanted to give you some idea of what are the important EPs and SPs for this build to work.

Seasons
Seasons provides most of the items on the roof that don't come from the Boardwalk Venue. Without Seasons this won't be a very fun place for Sims to visit.

- the magic shop contents
- a few other things scattered around
- most decor items in this pack are in this build
- the magic mirror and Alchemy Station and other items with skills attached are in the Savvy Seller Store or set out for use of Sims
I think without Supernatural you will lose the essence of the scary roller coaster. If you don't care about that and only want what you can see above ground then you don't need this EP. You will have to find some other contents for the magic shop as it is almost entirely from Supernatural.
Island Paradise
- Sandwich board signage (used once or twice)
- Travelers Palm
- All-In-One bathroom - used a lot
- if you want the coral décor downstairs in the scary part and in the fish tank
Ambitions
Most of the items in this pack are used in this build. That doesn't mean they are necessarily critical to have.

I always used the same counters and sink until I worked all I had to do was provide the Base Game sink so I did use the Base Game 'Plain Basin' for the rest of the sinks I placed.
