The Observatory Rabbithole

I'd like to do a rebuild and I would like to include this lot as a more modern observatory. I'm not familiar with the gameplay, however, and unfortunately, it's a really big rabbithole.
Has anyone had any luck with the "shell" or underground method of placing this rabbithole? I have never tried it so I am not familiar with the process (I am looking at tutorials).
I may have to resort to CC rugs, but I'd love to hear if anyone else had ideas. I may just scrap it and add an "observatory" to the Science Center lot along with some of the other "Techie" objects.
