You could put the stairs in the middle. It would still give you an open floor plan, but would divide the large area up some. And in the middle you can easily do l-shaped stairs with placeFriezes without having to do CFE.

My game does the same. When you delete items after they've depreciated, you only get that value for them. But when you buy new stuff you purchase it at full value. I don't have this problem although, like you, I always build with a Sim on the lot. It makes it easier to, as you said, test MOO'd objects right away.
