I think if it’s due out in the summer like the past years, then it will be a farming/country living pack. With the hints in game, the question posed by a dev a while back on Twitter and the horse coding found in game. Past sims games started development soon after the last one was released. No reason to suspect it’s any different this time around. If they go by their own pattern from the last three games (2, 3 & 4 - though 4 changed from its original design so felt rushed), they will have been working on it for several years.
