2020 Tips for setting up Sunlit Tides

Hello!
So, I want to play in Sunlit Tides, BUT I always end up getting anxious and I stop. I dislike how they organized the lots, not to mention that the premade houses and lots are so tiny! The things I'd like to ask are:
1- How do you set up the ambitious lots: Salon, Junkyard, Fire Station and Consigment Store? Are there good ones without CC available?
2- Are there nice homes for small families avaiable? Sunlit Tides doesn't seem good enough for family playing.
3- How do you like to have the Late Night and Showtime clubs?
4- Which places do you always bulldoze?
