Residential Lot Designations

I am curious if anyone knows the difference between the residential lot designation of the regular one and then the apartment one? I just noticed that when I was trying to create a dorm (which much to my disappointment I could not do in your world) so I saw that but didn't know what difference it made besides on the map tag picture.

The apartment lot works in a similar way to the dorm, but in non-uni worlds. Unfortunately its not like sims 2 apartments. You can decorate every apartment and sims will move in, but they act more like room mates.
