In my effort to make this game more challenging for myself, I decided to create retail lots for everything in the catalogue. My plan was to make it so that my sims would not have access to anything in buy mode. They would have to go out and buy everything they need. However, my plan has not been very successful. I have built many stores and they all function ok, but when I got to the furniture store, I learned certain things can be sold.
-Counters
-Cabinets
-Some Shelves
-Some Bookcases
-Rugs
-And a whole slew of decorations, which are hit or miss.
-Some collectables (like the treasure chest)
Anyone go to make a specific type of store only to find out that you can't sell what you hoped? I am kind of miffed about the counters not being able to sell. That is a huge part of buying furniture for a house. I don't understand the reason we can't buy it.

I don't actually plan on running the shops. I am mostly using this system to add challenge to the game. None of my houses are furnished and I planned on sending my sims out to purchase furnishings as they can afford them. One of the biggest reasons I want to do it this way is because of the markup. I want things to be more expensive for my sims since in reality, furnishing a home is very expensive and usually takes months or years of accumulating items. So I guess I'm going to go into my homes and add counters (since those actually do usually come with the home). But I did want the option to upgrade the house with newer, nicer counters. Oh well.
Thanks. However, my goal is a sort of realistic economy. That is useful for a crafty SIM, though. I did build a woodworking store so I can eventually have a SIM own it. I honestly haven't ever even tried that part of the game yet. I don't know the possibilities.
It has been a lot of work setting this up, but it is really worth it. I'm almost done with Magnolia Promenade, which is hosting the bulk of my shops. I've utilized the space to maximum efficiency. Since I'm not really planning on running the shops (I don't like the way the retail system is set up), I just included a handful of stores on each lot. I think my historic main street has 10 different stores. I'm also going to use Oasis Springs for the community lots and more shops (because in reality, I hate the desert). I have never stepped simmish foot there since the game came out, but I am going to start using the space. Then I am going to use Willow Creek as residential. I will post pictures here as I finish each neighborhood.

One of the biggest problems is that once your sim that doesn't own the lot goes to shop at any of the stores, anything that was previously purchased stays out of stock forever. I have gone back to my owner family to see if they would restock the items, but they don't show as out of stock for that family. So there is going to have to be some sort of lot reset. This matters for things like food and produce. It also matters for furniture if you want more than one item. For example, I wanted 2 of the same couch. I knew it would be out of stock, but I thought I could leave and come back and it would be in stock. Not the case and nothing I do, besides going with a different family would make it in stock for the sim that needs it.
There is a whole lot that can't be purchased. I can understand CC items, but I just don't get why certain decor items can't be marked for sale. It rattles my brain. And counters...still ticked about that. Other than that, the lots play well. I haven't had any issues with routing and I have even caught the townie owners ringing up customers. So that's really cool.
There is a way to get unlimited food from NPC-run lots: Use the LICE frig. See the first post of this thread, specifically the section on "Setting Up A Bakery As a Visitable Community Lot".

I currently have the lots owned by another family in town (let's say the town founder family). Do you think I should sell those lots so that thye are completely run by NPCs? I'm still having a problem with them restocking after my sim buys something. Well...I guess I will test it.
