I've expereinced multiple issues while in game

I've been having a series of problems occuring while I was playing my game. The problems I've experienced are shown below:
- When I went into and out of edit town, some sims become invisble and upon going back to the main menu, I experience graphic issues.
- While in the middle of the, the game randomly crashes at certain periods.
- Can't load my game when I previously saved it. I saved it when I went back the main menu but then I experienced graphical issues so I had to restart the computer. And then when I started the game, I couldn't load my saved game.
Can anyone help me to resolve the problems, I want to be able to enjoy a game without any issues.

And what xp and sp do you have?
That was only when I tried to load my saved after I had to restart the computer. I have Windows 7.
Have you added TS3 to DEP? I can't tell you much about DEP because I have windows XP but someone else might.
