To make a custom dorm function as such, set the Lot Type from Private/Residential Lot (I'm not certain which) to Apartment Lot. It's a new selection that came with UL. I don't think you even need to call roommate services, but if they don't show up for a day or two you may need to. xx
Beware!! Firing NPC service sims most likely deletes them from the game. I would proceed with extreme caution. If you use mods like Master Controller, I'd suggest simply adding him to the household. He'll drop his job at the alchemy register and a new NPC will be created to fill his role.
It would work the same as walking from one community lot to the next, pretty seamless unless your game is a little slower in rendering new places. I'm not sure if horses get the Homesick moodlet, but I doubt they would. Go ahead and try it you never know! :) xx

Maybe the mansion set is gonna be an English Estate type thing, where there's an Upstairs and a Downstairs! It definitely looks to me like the harvestable trees have a slightly different shape. Or maybe I've forgotten what the trees normally look like, but it seems that they're more natural looking, with the branches being more exposed and the color of the leaves muted. I'm so excited!!
