Generic and Special Lots Questions

Are Generic Lots still classed as "No Visitors Allowed" as far as game play is concerned? If so, could someone please explain EA's logic behind this idea?
Also, can anyone who is "in the know" advise whether we are ever going to get a "Visitors Allowed" type designation with no object requirements so we can create our own individual lots. I want to build a warehouse that is essentially a hangout but can also double as a Club Venue location for my Merchants and Thieves Guilds.
If Special Lots (ie Chateau, Ruins etc.) are bulldozed: a) will it muck up the game? and b) will it stop the constant phone calls re the parties held there?

What exactly are you referring to? The special lots? The Generic lots were never broken.
