Elvis Island - Small, Rural Island for your Sims

Hi all,
After losing all my progress on a Bridgeport Makeover, I put my efforts in a wee lil island instead.
Elvis Island is a (near) empty, unpopulated world for you to build up. The only lot I included is a small motel at the edge of the downtown area, for your earliest Sim to move into. I recommend you only have 1 Sim in there; it's pretty small.
Generally, you'll find a total of 32 lots. Most of them below 30x30 in size, but there's a couple of bigger ones for the Town Hall and Hospital and such.
I hope you enjoy it! Feedback is more than welcome - as always. I did notice the roads don't always look as pretty on intersections, but it's barely noticeable as I put traffic lights and other deco on nearly all intersections.
I did a little play testing with 2 families on different lots, and didn't really encounter any issues, but do let me know if you do find anything!
World Size: Small
EP: All (but you can play it without some. You should definitely have World Adventures, Pets, and University, though!
SP: All except Katy Perry. Again, you should be able to play without having all of them installed.
I use a lot of CC, so you may want to filter through that if you're not a fan.

Where are we going, and why am I in this hand basket?!
I started filling up the empty lots so that I can release it fully built, too.
I started on the boardwalk, which is meant to become the "place to be" in summers, where all the locals and tourists hang out the most.
And because most lots are fairly small, I made my own school.
This is a gorgeous little island!!!
I was going to add a few of my own lots as it's very tempting to start exploring in game .... but looking at what great work you have in progress I think I will be patient and wait until you release Elvis Island fully built up.
@Hidehi Thanks for your feedback! I'm willing to share my current progress (though it'll have some unfinished/half built lots), if you're interested in play testing

And a 🐸🐸🐸🐸 Park, dubbed The Three Gypsys. Once upon a time they arrived in Elvis Island to study the mysterious Guardian Monument, but today they provide food, fortunes to be told, and good coffee.

Hi Miyamaniac even though you have mentioned earlier that you use a lot of CC I did not notice until KatyFernlily's post above that your lovely Elvis Island has quite a large amount of CC attached to it.
As I'm not keen on having that much third party CC in my game ... even though it doesn't seem to cause any problems .... I just thought I'd let you know that I rather not be involved in any testing for now. Thank you for the offer though!
