    I like to invest in partnerships right away also. The ones that payout the initial investment the fastest (which is 5 weeks) is the hospital, film back lot, combined bookstore/spa, combined business center/bistro and the combined hospital/science lab. The sports stadium, equestrian center and the science lab recover the initial investment almost as fast. I send my sim to university to acquire from about $90,000 to $120,000 thousand that first Sunday of the game. I invest most of it in partnerships so I can collect on the first Monday. If I manage to invest $100,000 then that Monday I collect around $20,000. You could cash in a partnership or 2 then so you can get a decent enough house but I usually wait.

    As my sim makes more money I will sell the less expensive partnerships to invest in the more expensive one so that most of my sim's cash is tied up in partnerships. Investing also shelters your money from being included for the taxes. By the time you want to have children and get a larger house (I play on normal life span) my sim has gotten enough happiness points to get the "no bills ever" reward so I can cash out some of my partnerships. I almost never buy out the businesses where I have partnerships. The return on investment is not as fast. Instead I buy more of the partnerships with the best return on investment. I will buy venues though when my sim has so much money they don't know what to do with it.

    EDIT: I guess I should add how my sim gets their money at university. They apply for extra funds from the admin building every day. How much you get depends on your grade point average. The first Sunday at uni you start with a C and only get $2,500. I get their grades up as fast as possible after their first class on Monday and apply for extra funds as soon as I can (you must wait 24 hours from the last time you collected). By Friday my sim has an A and gets $5000, usually in the evening after all her exams. I sign up for 2 weeks at a time so she still has her A so every time she collects on the weekend it is for $5000. She keeps her grades up so she is collecting close to $5000 for the rest of the second week. As soon as she gets back from her first stay at uni I send for her second stay. If she goes back a second time to get her degree in one week her net worth at the end is around $90,000 (including the initial $16,500 she starts with). If she goes back a second time for 2 weeks then her net worth is close to $120,000 when she gets back home that Sunday evening. The time at uni is also used for leveling skills and acquiring lifetime happiness points as well as getting her 25 acquaintances.

    P.S. If you send 2 sims to uni then you make twice as much.

    As people said here finding gems and metals is amazing for making money. Using the gem cutter in the consignment store can raise the value of your gems. If you keep using the gem cutter, you unlock different cuts like the "oval cut" or the "heart cut". Then after you cut them you can consign your gems. And sometimes you can even find rare or very rare bugs. You can take them to the science building and they will give you money for you contribution to science. The Collection Helper is your friend.

    I tend not to exploit that too much. I like my sims to work for their money. But that is a great way to make money really quick. I'll limit applying for extra funds to once a semester or once a week. Then I tackle all university jobs once a week. The one to donate an organ pays something like $3k. Posing nude for figure class at the arts building will pay $250 a day.

    Dumpster diving can bring in some nice stuff to sell too, and you can actually consign almost anything in the game with NRaas Consigner. I usually put the elixir consignment shop in the University world so my sims can sell off things they collect. I just make sure not to put anything up for consignment the last few days of the semester.

    I've never put a salt water designator in a pond in my yard, and I have deathfish in it. Are they necessary? And I thought the graveyard ponds you catch them in were fresh water?

    Pfft. Even without Relativity I can have a Sim to Level 7 in gardening in a day easily. Just start off their gardening skill then send them to a public lot that has a lot of stuff to pick it doesn't take long at all.

    Fishing takes longer and if I decide a little later in a Sim's life I want them to hone fishing I send them off to a vacation spot so they aren't using up valuable home time to get skilled up.

    The saltwater spawner isn't necessary. The deathfish are freshwater and no designator is needed for them.

    I'm off to work so I have no time to read the answers - apologize when it's been mentioned - but a real quick way is sending your sim to the future (ITF) and have them take a look at the lottery results in the city hall of Oasis Landing. When they've returned home go to the grocery and buy a lottery ticket. That will bring in the cash ;)

    Another way is finding an old dusty lamp (ST) and ask the genie for money. That will add 100.000 simoleons to your household.

    You guys are amazing! There are some great ways here to make some cash (and I'll probably true to use all of them! :D )

    I like my Sims to "earn" their money (anything in game is fair game, I just don't like to Motherlode or familyfunds them), but I also like having more than enough money to last several (or all) generations.

    Well, I say anything in game is fair game. There is one thing I consider "cheaty" in game that I don't do/exploit. If you buy your sim the "festival Frequenter" LTR then get even 5 Festival Tickets... you can be as rich as you want to be. Just keep moving the tickets in your inventories (click, hold, and release) and it will double what the tickets are. After several millions of dollars worth of tickets they will finally delete, but that takes a lot before doing so. I stay clear of the FF LTR all together. I see it as a glitch and kinda "cheaty".

    Hit the slots! My pro gambler at level seven makes about 10-15k on the slots per day. He can make more depending on how long he's at the casino. :D

    I have a household with the Gatherer trait. He searched for fairies at the Arboretum and ended up with a perfect orange and pecan tree seed. I then had him grow those and enter the gardening competition 3 times at the Arboretum. He entered a great lettuce plant and won first place for $1,000 and the other two times, he entered the perfect orange. He won $300 once and $1,000 the second time. It's not as profitable as some of the other suggestions, but still profitable with a low gardening skill. I believe you need the Bohemian Garden venue for the oranges and nuts, though. It's been a while since I installed DLC and that venue, so I can't remember which crops come with which DLC/venue.

    I also like collecting and picking flowers with Seasons. The cosmos are $600 each. I use the flowers to pay for trips abroad, and it's easy to make more money than the trips cost with relics and other collectible items at the consignment stores, especially with the Born Salesman/Woman trait. I like the Suave Seller LTR, too. My Sims make a killing with those traits and rewards. It's fun to have them take off work and focus on gathering and Alchemy. The Opportunistic LTR is very profitable, along with the Entrepreneurial Mindset LTR.

    I'm going to build a pond and try putting the Deathfish in it. Never thought of that! :smiley:

    Not if you know what bait they hit ... You can actually catch them before level 10 if you know to use Angelfish.

    Plus ... If fishing is your staple ... You can make level 10 in a week.
    It helps to know how ... Because fishing in pond for a week won't do it.
    Dang ... I almost wrote about 4 paragraphs telling you how to do it with nothing but hard work and better management.

    Let's put it this way ... If you think it is difficult to do anything in this game to make money ... It isn't.
    You might not have figured out the best way to do it though.

    I really should correct where I stated "best way" ... The best way is to have fun and that varies.
    Let's just say that some ways are a lot more efficient than others ... And leave more time for fun.

    By all means ... If you are going to make your Sim work for a living ... Make the work count.

    It isn't necessary to put the saltwater designator in the pond ... But saltwater doesn't freeze (that is why you can still catch fish in the ocean during the winter).

    I don't know if every fish in the game will live in either type of water ... But there are a lot of fish you can catch in either water in the game.
    I have seen alley catfish, angelfish, sharks and lobsters in both ... And no, lobsters really don't live in ponds like the Sunset Valley park.

    Well, to me, best *legit* moneymaker is the elixir consignment store. It beats the 1 sim attending university for cash. The lot has a decent gem spawner, so collect it, get those cut at the machine on the lot, then consign them. Off course, you got to collect the other spawning everywhere else in town as well, get as many possible cut, and so on... You will be making over §1M a week in no time.

    This is a good thread. I need to know this as well.

    My Sim family is in the process of remodelling their home and they are now living from check to check. They had about 67 simoleons left. :D Repoman came. So I had to delete things they didn't need. But I really wanna finish their kitchen.

    I did the livingroom and additions to their house. That took all of their money.

    The father is building up his painting skill but he also has to work so it's hard to find time for him to paint.
    PLEASE FIX TEENS IN TS4! I NEED YOUNGER TEENS NOT YA TEENS! (^_^)Please add Music Bands with lead singers! Please add vehicles and garages! Vehicles have always been part of The Sims.

    er, I mean, I know salt water doesn't freeze, but didn't know that the designator had that effect on ponds. My fisherman will be able to earn money at home all year round now

    @Goodywood one of my families wen through something similar recently. No repo man or anything, but after a big remodel, they needed extra money and fast. I decided to delete my salon and have the mom stay at home. She has a small garden and collects gems. Her husband was about to make about ten thousand at the slot machines. They have five kids. One of their kids has the klepto trait, so she started stealing and got money for the items. Of course her parents didn't know this. Now that they have money again, the daughter has returned her other stolen items.

    LOL about the daughter being a kelpto.

    5 kids?!! Mines have 3 (toddler and 2 children). I find it hard to do anything with 3 kids. The mom stays home too, but she spends time cleaning and taking care of the toddler. She really spends a lot of time cleaning. I mean the house gets so messy with toys everywhere (omg those toys! :s ). The tiolets, showers, sinks are always dirty.

    I was going to try the gardening but it's winter now. I know you can do indoor gardening. I find that there just isn't enough time during the day for them to do what they want. I would do the collecting thing but they need that lifetime reward to help. I just finally got them the Long Distance reward, because they barely interact with each other, since everyone is busy.

    @Goodywood meant to say the dad was able to make ten thousand recently when I added the slot machines to Mick's. They usually have money. Like, the dad ltw is to have so much money and they're worth a lot on paper. But, the deadbeat granddaddy who is in the criminal career field, just moved in. I had to get him a car and remodel the house for added space. Then the two.oldest are teens and they each have cars. The family has a maid each day too. They also recently invested, but haven't gotten any payments. The Stones have a pretty big house with a lot of backyard and pool toys for the the youngest kids. Lol. I guess the oldest daughter felt she was helping her family out. I decided to keep the mom home so the youngest kids could always have something for breakfast before school and she needs to keep the house in order. Oh yeah, they have a new pit as well and pet items cost money. The family is back on track, thank goodness.

    I use a few cheats in the form of mods to help with that kind of thing.

    First of all, NRaas Relativity to double the length of the day and gives my Sims enough time to actually live. There really isn't anywhere nearly enough time in a Sim's day by default. I couldn't even find time for my Sims to have a meal together without it. I play without it in my testing game where I'm usually using a single Sim but in regular play their lives get too complicated not to have more time.

    Then there's a mod that will not allow Sims to be laying books down just any old where (MTS Treeag - PutAwayAllBooks). I since bought the Multi-tab from the store so now they each have one of those to read on so all their books stay in the cases.

    My Sims' kids all have toy boxes but I rarely let them use them. There are much worthier things for Sim kids to do. They can write books, paint, fish, play chess, create potions and do most cleaning tasks. They can even collect bugs, gems, ores and minor pets to help with the family finances.

    Another mod I find extremely useful is Buzzler's (it's at MTS) Clean House for Everyone. This lets you click the floor with any Sim (not just the neat ones) and set them off on house cleaning. This is done in my Sims' house once a day and unless something gets really dirty in the meantime that's the only time they clean.

    Back on the topic of easy money, the claw machine has a chance of giving a Sim a good sized amount of cash. I didn't even know it would do that and had a Sim play with it and she got something like §10,000.

    About the problems of keeping a clean house with sim toddlers and kids. I try to have at least one sim with the handiness trait maxed at least to where they can do always clean, never breaks upgrades. It helps to keep things cleaner and less stressful when the kids come.

    You guys kill me with all the great money making ideas you have! Why am I not clever enough to come up with these? :D Definitely going to be revamping my sim playing style.

    In my case part of it is because I was last playing the Nothing Is Free Challenge, whereby no single community lot gets built in your town until your Sims "earn" it. Earning generally means a Sim getting a certain skill set AND having the money on hand to pay for said lot. My first acquisition was an Elixir Consignment and shortly thereafter the regular consignment store. I've used the regular consignment store considerably in the past so I knew it, coupled with personality traits and perks, was the best means to fast money. One thing I did not know when I started is that if a Sim has Green Thumb and Gatherer for traits their gardening skill will increase at quadruple normal rate. Since I have all the store content growables and a considerable number of expansion packs finding the seeds was the biggest challenge to get to the expensive goods. I've also had a lot of years figuring out ways of exploiting money making in various video games because any time a game involves money the more a person can get hold of the better things go.

    I think it also helps that I will do almost anything in this game not to have to play actual careers. To my mind those are for the Sims I'm not controlling, not the ones I play. ;)

    I never have trouble making money in the game ... So I have stayed away from adding any community lots at this time.

    My Sim married the burglar and they have a child that has made it to a teen without even having a school in the town.
    Thank goodness the Mascot from Uni showed up ... Now the teen has someone to date when he gets through learning a few more skills.

    But any way someone can find a way to have fun in the game is good with me.
    I am just taking my time and thinking about the best way to develop the town.
    I Imagine I will start off just making lots for the heirs in my Legacy until I get bored enough to add some more folks.

    I love the way it only takes seconds to save the game though.

    Aside from going for the consignment stores first I play build-it-as-the-opportunity-presents-itself. When I find an NPC that I like that has a personality that will help earn a lot I move them in and set them to work. I haven't played on it in months but my Sims' children are teens and have never gone to school either and it's not a huge priority for me to build one. Schools in this game are nothing but a time waster. If the kids end up with bad traits they will earn enough points to get a "Mid-life Crisis" before they're very old so I can fix them if I want.

    And yes, this saves that only take a few seconds are awesome. :D

    Lots of great ideas - I generally have a gardener in the household - And the gardening station that comes with the greenhouse is great for producing different seeds so you don't have to run around looking for them if you don't want. You can also just go to the grocery store to buy whatever it is you want to plant (with a few notable exceptions). Once my sims maxes the skill, I get them a harvester or a green dragon to make the job a bit easier. But for uh-oh-I-need-money-right-this-instant moments, I send a sim to a WA world. Check the adventure board and take the assignment that requires you to find gems or metals for someone (you can reject adventures and get another). And then just start collecting. You will be able to turn in the adventure very quickly, but don't. The map tags stay up even after you've collected the amount needed for the adventure part and you can collect for the entire three days you are there. Massive amounts of money when you return and get them cut/smelted.

    It's just a personal thing, I know, but I like the tractor from Grandpa's Grove in the store a lot better than either the Harvester or that cute little dragon. I don't keep most of my Sims' crops under the grow station either because it and the dragon pushes everything to the next level. The Harvester makes my Sim dizzy before they can get anything accomplished. The tractor just rolls along and does its thing. :D

    In mentioning of the spawners like with the gardening station, the alchemy station also creates a spawner. Of course a person could just go into Buy Debug and place some but for me that's a little too cheaty and at least my Sims had to earn the right to the spawners with the machines.
