its a residental lot, Appartment type.
Called The Tadpoles http://forum.thesims3.com/jforum/posts/list/728519.page
Requires the dock pieces from Lucky Palms. I am currently working on a furnished version of this build that will function as a martial arts training academy. No CC - checked in Custard.
A modern family cottage with its roots in the Cape Code tradition, shown at 617 Trawler Cliffs, Barnacle Bay. Breezy, understated interiors throughout, two fireproof fireplaces, fully upgraded plumbing/appliances. Downstairs you'll find open plan kitchen/dining/living areas, master bedroom & bathroom, WC, laundry, and nursery. Upstairs are two further double bedrooms (one with ensuite WC), one twin bdrm, study (with balcony), plant room, and bathroom. Costs 113,557. No CC - checked in Custard.
Traditional eighteenth-century 'half cape' cottage, complete with parlor, keeping room, buttery, borning room (nursery), 2 double bdrm, 1 single bdrm, perfect veg/herb garden, cellar, & outhouse. Plumbing and fireplaces upgraded. There is no indoor bathroom, but one of the upstairs bedrooms or the downstairs nursery could be converted if you don't want to send your sims outside! This home is suitable for historical play, though I have it sitting in one of my regular, modern towns, where it fits in just fine. Shown at 428 Tidal Terrace, Barnacle Bay. Costs 69,879.
CAP Patterns (NOT included; you will have to download it if you want the outside of the house to appear as pictured): Wood Shingles by PinkPixie3
No other CC - checked with custard.
Lot Size: 20x30
The exterior of this home is typical of eighteenth-century 'half cape' cottages. There are two windows to the right of the door, and the chimney sits above the doorway rather than at the edge of the house. The building is covered in grey-blue shingles with white wooden accents, a favourite combination for this kind of home. There are no dormers because, although we know think of them as definitive of the cape code style, they are usually actually later additions.
I've also tried my best to replicate various historical floor plans. As you come in the front door, you'll see some windy stairs leading up to the bedrooms. Most old cottages like this have these to help save space.
Doors to the right lead you through the parlor. This is a formal reception room, used for entertaining guests and celebrating weddings and funerals. The family's best china and most expensive decorations would be on display here.
The parlor leads through into the keeping room. This is an all-purpose family room for cooking, eating, and recreation. The key feature of the keeping room would be a fireplace that would provide heat and light and would also be where most of the food was cooked. (Most fireplaces in these cape cottages also have a beehive oven off to the side for cooking bread and anything else that doesn't go in a pot or on a spit, but the Monte Vista bread oven looked bad when I placed it in the hearth I had constructed so I stuck it next door in the buttery instead.) I am really proud of how my keeping room turned out.
Off to the side of the keeping room, and positioned to take full advantage of the heat generated there, would be a small borning room (not pictured), where mothers would give birth and babies and young children would sleep. Sometimes dead bodies would be stored there too while they waited to be brought through the parlor to be mourned!
Next to the door to the borning room is the door to the buttery (not pictured), where food would be stored and prepared for cooking. Some wine would usually also be stored there. I've put in a fridge, sink, counter, bread oven, and nectar racks. It is a very small room so it is not meant to be a full kitchen in the modern sense.
Any overflow from the buttery or foods like meat that needed to be kept cold would be stored in the cellar below, along with most of the family's wine.
The last set of doors from the keeping room leads into the back garden, where you'll find a selection of perfect quality harvestables and an outhouse. Inside the outhouse I've put two of the western all-in-one bathrooms from Movie Stuff.
All the main bedrooms are upstairs, as is usually the case in these small 'half capes'. There are two doubles and one single (which, with the borning room downstairs brings the bedroom count up to four). That's a bit more than you'd usually get in a cottage of this size, but my sims have big families and I wanted to make use of all the space. I've done some CFE work so that they all have nice slanty ceilings, and they each have two windows.

Not sure how to post pics of it here, but you can see them when you view the lot in my studio/on the exchange. I think I accidentally deleted my screenshots without saving them, Sorry bout that, but nothing I can do about it this time. Next time I upload something I'll be more careful with the pics.

I can try making you one; it may take me a day or two. What size lot do you want? Is there any particular style/theme you like or dislike? Color preferences? I love trying to fulfill criteria when I build, so give me as much instruction as you want to and I'll give it my best shot!
ETA: I looked at your profile real quick and I can also limit my build/buy to just the ep's and sp's that you have registered. Do you have any others that aren't registered? What sort of store items do you have, as in specific sets and such? Sorry if I'm bombarding you with questions; I'm just getting excited to build something using someone else's guidelines. It adds to the challenge.

I spent some time looking at Malaysian and Indonesian luxury resorts and came up with this lush, five star resort for Sunlit Tides. It is shown in my pictures at Reef Road Beach, where there was previously a big house. It costs 613,150 to buy, acoomodates 246 guests, and brings in a daily revenue of 18,204.
Guests can chose between resort tower rooms (which I buried underground because they are ugly) and 3 luxury villas. Each villa has a luxrious bathroom with stunning views, double bedroom (equally stunning views!), separate all-in-one bathroom, living room (with ample seating, radio, and TV), private rock-encased pool, and large tropical jacuzzi (the buydebug one from Late Nate).
Communal facilities include a large pool, two pool bars, two rows of pool fountains, wedding arch, three firepits, two foodstands, eight buffet tables, dining areas, gym (featuring treadmills, chin up bars, and ballet bar), sauna, and sun loungers. The resort is primarily intended for honeymooning couples but can also be fun for groups of friends; as you can probably tell, it is not child-friendly.
I used the MOO cheat to place the front desk so it will have moved when you first place the lot. You can use the same cheat to put it back where I had it (between two pillars in the room with the food stands) or find a new home for it.
No CC, no CAP - checked in Custard.

Ok everyone I wanted to try something new!! I wanted to do an A Frame Home with Curved ceiling.. My brother built a real life A Frame and the whole time I was working on this one my husband kept calling it my brothers house.. I have been working on it for awhile and tonight I have it finished. So it seems like a good time to upload it as a special gift to everyone for Christmas.. I built it in Hidden Springs at 77 Subalpine Blvd., and I'm calling it Riverrun because the river is directly behind it.. Riverrun has 5 bedrooms, 3 baths, lovely little living room and kitchen. It has a large pond on the outside, great for just setting and relaxing. Stock it with fish and do some relaxing and fishing.. No CC, No CAP, it does have EP's, SP's and store content.. I hope everyone has a Very Merry Christmas, Please enjoy Riverrun..
