Biggest, Flattest, Cleanest map

Now that we approach the last EP (that I'm not all that excited about) I'm ready to put together the world I actually play for really reals. I have TONS of lots to either add on or build and I'm ready to knock everything down.

I'm a terrible judge of these things because I mostly teleport, get sidetracked building or obsess over maxing a skill. So I could really use some input from the community. I've been AFK for awhile because it was too much but this is an undeniably good resource. Sooooo.

I probably need to upgrade my computer because IP (the world) was super sluggish and when I put dive lots into any other world it made random sims pop up on shore line. I don't understand mods (but now that I'm at the end of my EA buying and ready to have a finished game, I'm open to them.) But the extra odd routing made the thing CRAWL. That will be happening next month, so I will have as much umph as the game can take (hubs tried to explain the whole 32 vs 64 thing.)

I am open to user created maps but I really really want the following: Plenty of space to put lots (everything from a fire station to docks, casinos, stones throw - I want it all) a grid system for the streets would be super amazing. And flat. I'm not talented enough to make lots look right and blend into hills. Some beach (really needs to be mostly flat that gently slopes into the water, again with the limited talent) and enough water for some boating, dive lots, etc. In all honesty, the way it looks (terrain colors, trees, rocks, etc.) is not as important to me. Quickly getting from point A to point B on foot/bike/car/boat would be a dream.

Any suggestions?!

    It have all the different types of lots that came with the various EP's ... and the lots are flat. I will have an Island Paradise version up at the end of this week

    Wow, I tried to put down roads and got frustrated and gave up on CAW. Those are awesome!

    I love Simrealor's worlds! You might also take a look at Sunset Valley 2 by magic_dancer: http://forum.thesims3.com/jforum/posts/list/427474.page

    She made a completely flat version of SV but of course you know that the beach areas aren't exactly plentiful there.

    I pretty much use Rflong7's Glenvale County constantly for building lots. It has a beach area similar to Sunset Valley. http://forum.thesims3.com/jforum/posts/list/545952.page

    There is also another version called Glenvale City that has more buildings/venues on it.

    You might also want to take a look at Suburban Springs by alexspoom13: http://forum.thesims3.com/jforum/posts/list/529132.page

    It has lots of room and there are duplicate RH's that could be removed for even more room. It does have some beach area but it's not a focus of this world.

    Just a few more suggestions for you. :-)

    I've downloaded Glenvale city, love that one. I don't have to worry about how my houses or community lots will look

    Yeah that New Sunset Valley 2013 looks crazy good!! If anyone plays it please let me know of it works smoothly, because I reeealllly want a world that includes all expansions (excluding ITF because I wont be getting that one).
