Build Me A Cheap House

For my next generation, I need a house that has some specific requirements. I'm not a builder and I probably never will be so I thought I'd ask the more talented builders on this forum.

I want a house that's not too expensive, let's say about 50.000 simoleons but it needs to have bedrooms for two parents and three kids. I don't mind if kids have to sleep in the same room. I'd also like it to have a basement for a warlock and it needs to have a home gym. The main colour for this generation is grey so I'd like a lot of grey tones and a modern look overall. It also needs to fit on one of the lots in Glimmerbrook, so make sure you don't build on a lot that's too small or too big.

That's about it. I hope somebody is willing to help me out. I consider this a pretty big challenge especially considering the meager budget so I hope it won't be too much of an inconvenience and still be somewhat doable. Thanks in advance!

I am definitely up for the challenge! I don't have Glimmerbrook though...is there a specific lot size you want?

Thank you! The smallest lot size there will do: 30x40. If you could make sure there's a basement I can put magic stuff in, I'm happy. 😊

I built one on a 30x20 before you responded, I hope thats cool. I left about $10,000 on the budget because I don't have any magic items, this way you can add whichever items you like or you can use it to expand a little if you want to place it on a 30x40.
