First off, I have to give credit to SimRealtor for creating this AMAZING empty world. It is my favorite! It is because of her that I have this wonderful canvas to work with.
With that said...
I have stated building in the Warf section of town. This is where you will find the science building, the criminal hideout, a dive bar with a gas station like market, the junkyard (coming soon), and four ports for houseboats ( two are finished and one has a houseboat already on it)
Here, you can see "Shiny Things Labs", a throwback to The Sims: Bustin' Out.
For the most part it is complete. it is mark as "Visitors Allowed so that Sims can use some of the objects around the lab. The second Screen shows stairs leading down to what will eventually be a basement lab that will be filled with some of the science objects that came with University Life. This will be open for all you science lovers to do all kinds of experiments.
Next, we have the Old Plumbob Factory,
Here is where the Criminal Career Sims will go to work doing all of their Horrible deeds lol. The mining drill will also be found on this lot.
Then we move to our Dive Bar, "Gasoline Row", which is a biker themed bar that pays tribute to The Urbz: Sims in the City.
While not yet complete, This will serve as gathering spot for the rough n' tough biker and rebel crowd. there is also a fire escape that gives access to the roof of the building. Not sure what, if anything, will be added to the roof for Sims to do.
After that, Two of the planned Four Ports have been added to the Warf district.
all four ports in the Warf District will have the same feel to them and will include two parking spots for cars and one boat hitch for a personal watercraft.
And these two frisky Sims are my test family that will help me play test lots as I develop them. They are newly engaged couple William Prince & Umbrielle Aquarius. They are my "Little Mermaid" Couple. While William has been helping me with regular lots, Umbrielle will be better equipped to help out when I start the dive lots.
Well that's all I have for now. I will be working on this world for a while I imagine, and updating this thread with my progress. I would love some feedback and I am always open for suggestions for simmers who are much better at building and landscaping then I.

Well I worked for the better part of the day on Simsville (and some more families), and here is what I have for you guys!
Remember that stairwell leading to the basement of Shiny Things Labs?
Well now it has a lab for your Sims to interact in and get together to do science things lol! but that's not all...
The Junkyard is now here too!
apparently Umbrielle wasted no time to get there and look for "treasures". Well I have one more...
High Rollers Casino is the first building in the City District (lets face it, A casino is way more important than City Hall lol)

The Simsville Equestrian Center is combined with it's own small Horse Training ground.
I used my own "Mama Hick's Farm" from my studio in this town as well (complete with it's own Hicks Family that I will post pictures of later. I also used this farmhouse which is available at my studio as well.
Here, you can see the Community Orchard and Graham's Pet Store.
Everything is still under construction and getting some touch- ups. And finally, this is one of the starter homes that will dot the rural district. I haven't decided if I will make this the Newbie Family house or if it will belong to another charter who I have based off of the MOM character from The Sims Console versions lol. Upper level of front lounge, there is another slot for a car in front of the lounge and a Catwalk above that connects the lounge, showroom, and garage. (I plan to turn that space into an office area)
Next, The Graveyard. Well, it's more of a chapel with a gaveyard... It is furnished inside, but I couldn't get good angles in Build Mode, I will put inside screens up soon after I do a test run of the new Lots.
