I'm looking for a world...

Hey! Okay, so I've been going through the Exchange and the World Index but I figured I'd ask here and see if any of you could help in my search for a world.
My needs are these:
1) Four empty residential 64x64 lots
2) Two empty residential 50x50 lots
3) 1024x1024 or 2048x2048 size world
4) At least 60 lots or more in the world (whether empty residential, residential, and/or community)
My wants (which I'd be willing to compromise on):
1) A beach (preferably with waters like Sunset Valley or lighter/brighter)
2) A mix of city and town (but I'd be more willing to have a town than a city)
I have every EP and SP up to University Life and the world doesn't have to be populated but I'm alright if it already is.
If you need more to go on as to what I'm looking for look wise in a world here are a few of the ones I've liked so far:

So far Arendale looks best for me, but it's going to take me some time to add everything there, but feel free to suggest worlds where I have to add lots as well.

I don't really know the lot sizes or availability of most worlds- if they have 4 60x60 lots empty. I can only say on mine.
I know Legacy Island II has 4 60x60 but I don't remember how many 50x50- at least one.
I have Glenvale County which is Base game with base game community lots and a lot of large lots, and Glenvale City which has EA expansion lots up to Showtime.
My Studio
I've got more but I can't remember if Twikkii Island has that many large lots or if you want a desert like Mesa Valley II. I'm sure Mountain Lake doesn't have have that many... nor that you want a cake or moon or alien world.
