One afternoon, you are working diligently on the plans for a new restaurant, the King and Pie, which will serve Thai food and French desserts. The intercom buzzes, and Rose, your secretary, says, “The Foster family is here for their 4:30 appointment.”
“Did I know about this appointment?” you ask, puzzled.
“Well, they sounded so desperate, and I just knew you could fit them in!” Rose says sheepishly.
You take a quick glance at yourself in the mirror, comb that lock of hair that always falls in your face, and tell Rose, “Please send them in.”
In walks a handsome family of five. The father is holding a newborn baby in his arms; the mother is shepherding in two other children. One, a girl, looks to be a teenager. The other is a boy of about 8 or 9.
The father begins speaking and you immediately recognize from his accent that he must be from Australia. “Hi, mate! I’m Jack Foster and this is me wife, Jenny, me daughter, Nicole, me son, Hugh, and the li’l one is Russell.”
You soon learn that the family has just been transferred from Perth, Australia. Jack is to begin a corporate job at the Doo Peas Tower.
“So what can I do for you?” you begin.
Jack speaks for the whole family and tells you about their wish for a newly built house rather than moving into an existing one. “Me mum-in-law—Jenny’s mother, Sarah Jones—will be coming to live with us in a few weeks after she tidies up her affairs. We want a granny flat for her, and the estate agent, Cookie Kwan (d’ya know her?) said there weren’t anything like that in Sunset Valley.”
“A granny flat?” you think. But you soon find out after gentle prodding that it is a separate apartment with its own entrance, kitchen, bedroom and living spaces. As you continue the discussion, you find out that Jack loves to barbecue and has always wanted to live at the beach. Jenny is a writer and works from home. Nicole is in high school and plans to be either an architect or a doctor. Hugh likes sports and playing with his Dad and doesn’t like taking baths. And Russell likes to eat and be loved.
You ask Jenny about her mother and find out that she is an avid guitarist. (“She says she wants her own place so that she won’t bother us with her practicing.”) Sarah is retired from being a music teacher, but might find a part-time job if there is an organic grocery in town.
When you ask about interior design, Jenny takes the lead. “I guess we like a contemporary look, but it has to be comfortable. I hate those places you see in magazines that look like no one lives there.”
“Any color scheme in mind?” you ask.
“Purple!” Jenny answers immediately.
“Purple? Just purple? Blue-purple? Red-purple? Lavender? Any of those?” you ask.
“Yes!” she says with a twinkle in her eye. After a pause, she continues, “Just little bits of purple here and there. You know, as an accent color. And we like light woods too. But I trust your taste for the overall scheme!”
“And what sort of budget do we have to work with?” you continue.
Jack takes over. “The corporation is footing the bill for our move here, and what with the sale of our house and all, we have §95,000 to spend.”
“Don’t forget Mum’s §105,000!” Jenny chimes in.
So as it nears 7 pm, you are finally ushering the family out of your studio. Rose (the rat!) has already left for the day. Jack turns to you and says, “You can have this ready for us in two weeks, can’t ya, mate?” Trying to hide the panic in your voice, you reply, “Of course, I can!”
Requirements:
• Budget: §200,000
• Lot should be on or near the beach.
• Main house: 4 bedrooms (one is a nursery), 3.5 bathrooms, office/library with computer for Jenny, garage (for 1 or 2 cars). Interior design: comfortable contemporary; your color scheme should include light colored woods and purple accents.
• Granny flat: can be a separate building on the same lot as the main house, a building attached to the main house, or a separate floor of the main house. The Granny flat should have a separate entrance, its own kitchen, bedroom, bathroom and living spaces. Architecture and interior design should be related to the main house but need not be the same. Be sure to provide a guitar and bicycle for Sarah Jones.
• Outdoor areas: a grilling space for Jack, a vegetable garden for Sarah Jones, and a yard for Hugh to play in.
Optional Challenge: Create the Foster family and provide pictures of the family living in their new home.
Note:You do not have to have the Generations Expansion Pack to enter this challenge.
Hanging up the phone with Jack Foster, you breathe a sigh of relief. The Foster family just loves the house you designed for them. Only pausing a moment to enjoy your success, you buzz Rose and ask her to come in the office.
“Hi, boss!” she says brightly as she breezes into the office. She plops down in a chair and drops a folder on your desk.
“What’s this?” you ask.
“It’s our new client,” she chirps. I had him fill out some paperwork while you were on the phone.”
“My, but you are efficient,” you laugh. Send him in please.” As you chuckle to yourself, Rose sashays off to find the client. You rise and shake hands with a most unusual man. He seems to be wearing knickers. How odd…
“Good afternoon!” he booms. I’m Ben, and I have a bit of an unusual request for you.”
“Well, that’s what keeps things interesting around here,” you think to yourself. We specialize in unusual requests,” you reply reassuringly. “Why, one time we had a client who wanted an elevated house with no outside doors. Now, that was unusual!” You both share a laugh as you describe the job commissioned by Colonel Fearful.
“Just tell me what you need,” you say, and Ben begins to share his story.
“I’m a pretty patriotic guy,” he says. “And it’s been my life-long dream to own a little restaurant. Well, more of a diner, really. Nothing too fancy, just a little place where I can serve up some of my favorite dishes. I even have a name picked out – The 1776 Diner.”
“Sounds interesting! Do you have any ideas for the décor?”
“Oh yes,” Ben assures you. I want it to be decorated in my favorite colors – red, white, and blue.”
“Well, that’s certainly do-able. Any preferences on the style? ” you ask.
“I’m open on that front,” Ben tells you. I’ve thought about a typical 50’s diner or even a more historical theme to go with the 1776 name. I’ll leave those kinds of decisions up to you though – you’re the expert, after all.”
After a few more preliminaries, you have a good idea of what your client is asking for. As you show Ben out, your mind begins to consider the possibilities. “Hmmm,” you think to yourself, “I wonder why he looks so familiar…”

It is that time again! Time to let your style truly shine and compete in the Summer Designer Showdown!
If you are a veteran of BnS, you should already be quite familiar with these design challenges. The challenge here is not building, but taking a blank shell and deck it all out to the best of your designer abilities! Don't waste your time trying to change the architecture, because you will not be able to change the walls and roofing of this house!
Like the last Summer Designer Showdown, you will be choosing an inspirational object from below (all from the base game).
You will choose ONE of these items to use as your inspiration to decorate and furnish your house. In the end, when the judges look at your media, they should know which item you chose just by looking at the way you decorated and furnished. Please also include the object you chose somewhere in your house and be sure to have it in a screenshot. You can delete the objects you didn't choose as your inspiration. You also cannot duplicate the item you do use as your inspiration.
* You cannot change the foundation, walls, and roofing
* Yes, all walls, foundation, and roof must remain the same
* You can replace doors, windows, stairs, and the fireplace, but they have to remain in the same position (meaning if it's a 2 tile window, you have to replace it with a 2 tile window or 2 single tile windows, etc.)
* You can designate the rooms however you like, but your outcome should be a 4 bedroom house with 3 bathrooms, and a 2-car garage
* The house should be completely playable, so make sure to playtest
* You can't change the roof shape, but you can change the texture and color
* You can add structural elements for landscaping purposes, such as a greenhouse, gazebo, but they cannot be attached to the main house
* You can change, add or delete any fencing, columns, and half-walls
* This must be on a 30x30 lot

* The theme is completely up to you. It does not have to be Summer themed, but your house should reflect your inspirational object

This is where you can really show off your design skills, so go all out and CAS! You should really showcase your work with plenty of screenshots and floorplan shots.

You are sitting in your office going over the final details of the youngest Clavell's wedding when your secretary pops her head in.
"Hey Mrs. G, your next appointment is here." She announces.
You look up in confusion before you remember the Alan's. "Ahhh, thanks Amy. I'd nearly forgotten. Give me five minutes to pick this up and send them in please" You request as you begin organizing your files.
"No problem boss!" She says as she shuts the door on her way out.
Ten minutes later Mrs. Alan, her daughter Victoria, and Trevor Stevens (the Fiancé) had been brought in and were seated with refreshments.
"Now I know you two would like a summer wedding, so we need to go about the planning pretty quickly here. Do you have any idea what you would like in general, how many guests, and a location in mind? It's going to be hard to find a place this close to the date, but we'll find just the spot I'm sure." You say, ready to get deep into planning.
Mrs. Alan speaks up first. "All of us parents want the kids to plan the wedding of their dreams, so plan to let them make the decisions. However we were appalled when they told us Sunset Valley has no locations specifically geared towards weddings. That got my husband and I interested, as we have taken to investing in venues around the area. So we've decided as part of the wedding planning, you and the kids could take a look at our park venues. We've decided we would like you to completely redo it as a romantic spot for weddings for our daughters wedding first, then anyone else in Sunset Valley that would like to rent it out. It will be the first ever wedding venue here! We'd really like it if you could get it done for $69,000. After all, you'll have to put in bathrooms along with whatever these two are planning!" She says excitedly.
As you, the Bride, and Groom go over this new information you come up with a list of what they would like.
"We are both only children, so we won't have attendants since it would be too hard to choose between our friends. Taking this into consideration we have no specific color scheme in mind. I'll be wearing white, while Trevor will be wearing a black Tux. I really just want it romantic, so any mix of flowers will do." Victoria says dreamily.
"We'll need seating for the ceremony and for dinner. Maybe a canopy or building of some sort with a buffet table and dining tables would be good." Trevor adds in.
"And a play area for all of your friends children, plus a gazebo or an area for dancing for all us adults." Mrs. Alan throws in before the discussion wraps up.
"That all sounds fairly easy to do. Let's set up a date to pick a place and we'll get right to work." You say as you walk them out the door.

Build-n-Share 112-113 • Back to School Bridgeport Style
“Phew!,” you say as you look at the stack of client files on the your desk. Business is certainly building as your reputation spreads throughout Sunset Valley. Clients in other cities are even beginning to request your services. You buzz your secretary Rose. “Rose, is Mr. Jones here yet?”
“Yes, he’s just arrived,” answers Rose.
“Please send him right in.” You rise to meet Johnny Jones, the President of Bridgeport Junior College.
“Good morning,” says Mr. Jones as he grasps your hand in a firm handshake. “It’s so nice to finally meet you after hearing so much about your work.”
“Why, thank you,” you answer. “I’m excited to hear what kind of project BJC is planning. Please have a seat,” you say, gesturing to one of the chairs by your desk.
Mr. Jones takes a seat and begins to explain the project. “BJC is looking to make the transition from a commuter college to one that provides college housing. We want to expand our degree offerings and draw in more potential students. We don’t think we can do that without providing housing.”
“Wow, a college dormitory. This could turn into quite an extensive and lucrative project,” you think to yourself, nodding to encourage Mr. Jones to continue.
“One of our late alumni bequeathed the college an apartment building quite near the campus. We had originally thought to convert the building into classrooms, but the Board of Trustees feels it would be better to use this building for our first dorm.”
“So, you want me to design the new dormitory?” you ask.
“Well, in a sense. What we actually want you to do first is convert one of the apartments into a “model dorm.” We’ll potentially use this model in our college recruitment literature, and we’ll use the basic design of the space as a template for the rest of the renovation. We’ll want this space to have a bit of a lived-in look so that potential students can envision themselves living there. Does that make sense?”
“Absolutely,” you answer. “I’ll design a functional dorm space then add in personal touches as though students might actually live there.”
“Exactly,” confirms Mr. Jones. “Just don’t make it too realistic – no pizza boxes or piles of clothes strewn about. I remember what my dorm looked like in college,” he laughs.
You chuckle along with him. “Of course, I’ll get with my builders and start drawing up plans immediately. We’ll have a model dorm for you to look at in no time.”
Design Brief
Use Civil Suites at 24 2nd Avenue in Bridgeport (or if you don’t have Late Night you can construct a building with the same dimensions as shown in the picture below). Landscaping is not required for this challenge.

Entry List • #112-113 • Back to School Bridgeport Style
The intercom buzzes and you hear Rose say, “Your 2:30 is here.” “Thanks, Rose. Send him in.” Before the intercom disconnects you hear a rather rough voice say to Rose, “Thanks, doll!”
Before you have time to react, in walks a rather rough looking character. And yet, Michael Malone, your 2:30 appointment, is nattily dressed in a dark pinstriped suit and is carrying a fedora hat in one hand. Your instincts tell you to be cautious. You motion to him to take a seat.
“Well, Mr. Malone, what can I do for you today?” you say a little too brightly.
“My friends call me Mugsy on account’a my mug ain’t gonna win any beauty contests!” He laughs at his own joke, displaying a toothy grin. You laugh politely, too, and think to yourself, “He’s right about that…”
“Shall we get down to business then, Mr. Malone?” You are trying desperately to get through this interview.
“I said, ‘My friends call me Mugsy!’” This time there is steel in his smile.
“Um, yes…Mugsy.” You force a smile. “I see you’re opening a new bar?”
“Oh ya!” he says enthusiastically. “The boys and me bought a joint in town. You ever hear of the Li’l Corsican Bistro?”
You think to yourself, “There go my plans for a romantic dinner next week!” To the client, you say, “Of course, I know the restaurant very well.”
“We hear youz guys are the best in town, so we want ya to tear down the place and build us a classy bar. We even got a name for it: Bar None. Ya get it? Bar None?”
“Uh, yes, I get it. Very clever!” You laugh feebly.
As you get down to brass tacks about the project, you can’t help but hope there won’t be any brass knuckles in your future. You take very careful notes of what the client requires: lots of dark wood, leather and gold fixtures for the bar area, a game room, a dance floor, an area where Mugsy’s “gal”, Moxxie, can perform with her band, and a secret room or “office” where “the boys” can have their meetings.
“Youz guys can have it done in two weeks?” His statement is more a command than a question.
“Of course!” you say a little too brightly again. As you usher him out, you think to yourself, “I’ve got to have a talk to Rose about screening clients!”
Requirements:
• Build on the Little Corsican Bistro lot in Sunset Valley. Zone it either “Dive Bar”, “Hangout” or “Vistors Allowed” (depending on which expansion packs you have).
• Architecture, landscaping and interior décor should be what you think Mugsy would call “classy” and include dark wood, leather and gold fixtures. Remember, there may be a pair of cement shoes in your future if you get it wrong!
• The building should include a bar (either Late Night style with bartender or regular juice bar), a game room, a dance floor with public sound system (or dance area with stereo system if you don’t have Late Night), a performance area with instruments (or just guitars, if you don’t have Late Night), and an “office” for the “boys” to meet. If you have World Adventures, use a secret door for the office. Otherwise, conceal the entrance some other way.
• Budget: as Mugsy says, “We want this joint to be classy, so ‘the sky’s the limit!’”
Optional Challenge: Create Mugsy and Moxxie Malone and show them enjoying an evening at Bar None.
Build-n-Share Challenge #116-117 • Let's Start Again
The phone on your desk buzzes, and you notice that it is your assistant, Rose.
“Yes, Rose?” you answer.
“Could I talk to you about the clients who dropped by while you were having your final meeting with Mr. Malone today?”
“Of course, come on in.”
Rose enters your office and takes a seat. She opens the file she is carrying, but she seems to be at a loss for where to start. Definitely not her usual chirpy self.
“Well, Rose,” you prod, “do you have a new lead for us?”
Finally, she gathers herself and begins. “This really is a small job, but I was so touched by this story. It may be small for us, but it would mean the world to them.”
“Well, now you’ve piqued my curiosity,” you say. “Who are the clients?”
“It’s the Bachelor family in Sunset Valley. You know, they have…well, had that is... that great house at 12 Sim Lane?”
“Oh yes,” you reply, “the lovely 3-story Arts and Crafts. Do they want us to redesign it? That would be a fantastic job!” you enthuse.
“Well, no… that’s not exactly it,” Rose hedges. “Mr. Bachelor, Simis, had a job as a blogger at the local newspaper. They had inherited the house from family and taken out a 2nd mortgage to do some updates and repairs. When the financial crisis hit, Michael lost his job at the newspaper. A few months later, Jocasta, his wife, lost her part-time job at the bookstore as well.”
You nod sympathetically. This story has become more and more common around town over the past year.
Rose continues, “They were able to keep afloat for about six months by dipping into savings, but they eventually fell behind on their payments, and were forced into a short sale to avoid bankruptcy.”
“So…what kind of help do they need from us?” you wonder aloud.
“Well, they rented for a while, trying to get back on their feet. Simis applied for all kinds for jobs, from Doo Peas Towers to a line cook job at Hogan’s. He couldn’t find anything! Eventually Jocasta convinced him to pursue his first love of writing again.”
“I thought you said he was let go from the newspaper,” you remark.
“Oh, no,” Rose hurries on, “not at the newspaper again. Simis started writing a manuscript. He’d always wanted to be a science fiction author. It took many months and submissions to several publishing houses, but his book has finally been accepted for publishing!”
“That’s great! you say. Are they going to be able to buy back the Arts and Crafts home?”
“Unfortunately, no,” Rose says regretfully. “They won’t be able to afford that for a while. Simis did receive a modest advance on the book, and the family really wants to get back into a house of their own. On a starter budget, of course.”
“Hmmm… a starter,” you muse. “It’s not much of a commission for us, but I think we can fit it in. I really feel for this family as well.”
“Oh I just knew you would!” gushes Rose in relief. “Simis is hard at work making final edits to the manuscript, and Jocasta has a new job as a hostess at the Little Corsican. They won’t be able to come back in for a meeting, but I took extensive notes for you!”
“Of course you did,” you chuckle as you and Rose start discussing the new job.
Design Brief :
Design and landscape a family starter for the Bachelor family – Simis and Jocasta, their teenage son, Michael, and their 10 year old daugher,Bella.
Budget: 23,500
Choose any appropriate lot for your build.
Provide at least 3 bedroom, 1 1/2 baths
Style: They would like something reminiscent of the Arts and Crafts style of their old family home.

Build-n-Share Challenge #118-119 • Modern Townhouses
You are working intently during the lunch hour on Rose Cottage, meant to be a holiday surprise for your secretary, Rose, who’s gone over to Hogan’s for a bite to eat. In walks Cookie Kwan (“Best Agent on the West Side!”), local real estate agent and frequent visitor to your studio.
“What’s up, Cookie? A new family moving into town?”
“No! Much better!” she says excitedly. “I’m here representing a consortium of investors from Shang-Simla, China!”
“Whoa!” you think. “This could be some major bucks.” You say to Cookie, “So what are we talking about?”
“You know those awful Metropolitan Lofts?” she begins.
You don’t think the apartment building at 270 Sunnyside Boulevard is so awful, but you reply, “Uh…yes?”
“The Chinese investors have bought the property and want to convert the lot into townhouse condominiums. You know, those apartment buildings are so 1990’s! We, I mean, they want something more up-to-date, and condos are really happening in the real estate market right now!”
You’re not really sure condos are the “happening” thing in Sunset Valley’s soft real estate market, but as long as the money is good! “So what specifically are you, I mean, they thinking of?”
You take copious notes as Cookie relays the details of the project. At some point, you hear Rose come back from lunch, and you quickly pile some other papers on top of the plans for Rose Cottage, sighing as you think that it may be some time before you can get back to them!
The Details:
• Build three attached (that is, adjacent units sharing a common wall) townhouses at 270 Sunnyside Blvd, Sunset Valley or on any other 30 x 20 lot.
• Each unit should have a separate entrance, hardwood floors, a fireplace, one bedroom, and other rooms for convenient living. (The three units do not have to be identical.)
• Furnish only one unit (as the model unit). The other two units should have flooring, walls, wall covering, light fixtures (that is, lighting attached to walls or ceiling), doors and windows, but nothing else.

Build-n-Share Challenge #120-121 • Fall is in the Air!
Don’t you love the weather this time of year (in the Northern Hemisphere)? We’re just starting to get a briskness to the air in the evening and early morning where I live. And I just adore autumn colors. The leaves haven’t quite started changing color here, but that will come along soon. Autumn is one of my favorite seasons, so I used it as the inspiration for this challenge. This is a color palette challenge which means that the winning design must make the best use of the provided palette which you’ll find HERE. Try to use the challenge colors as much as possible, but you can also work in neutrals like beige, taupe, black, etc.
Project Details:
*Budget - 75,000
*Use the “French Roast” color palette strategically in your build including in the exteriors.
*The house should be 2 BDR/2BA. (One master suite and one bedroom for kids of any age).
*No larger than a 40x40 lot.
*Include at least one furnished porch or patio.
One day a few months ago, you walked into your studio to begin the day, and to your amazement, your long-time assistant, Rose Johnston was sitting at her desk perfectly still.
“Rose, are you okay?” you asked gently.
“My mother is gone!” she said suddenly, as if to herself.
Rose has always been a very private person. She has been your stalwart aide for many years. She seems to know you better than you even know yourself. Her conservative demeanor belies a creative spirit. But in actual fact, you know very little about her personal life. You know she lived with her mother in the rambling old house she grew up in. Her four brothers all have married now and moved out—two to Bridgeport, one to Twin Brooks and the youngest is making a name for himself as a chef here in Sunset Valley. Rose is the middle child and stayed with her mother.
“I’m so sorry, Rose. I didn’t realize your mother was ill. She was a remarkable woman.” You put your hand lightly on her shoulder.
Rose looked at you with an odd smile. “Oh, no! Mother isn’t dead. She’s eloped with a wealthy rancher from Appaloosa Plains! See this letter?” She handed you a letter that you then noticed was sitting in front of her on the desk:
Dearest Rosie,
I’ve found love again! Byron and I got married at City Hall and are off to his ranch in Appaloosa Plains. Can’t wait to see the horses! Sell the house, sweetie, and keep the money to follow your dreams!

“Oh…” you said because you couldn’t think of anything else. But that got you thinking about doing something nice for Rose—something more than the fruitcake you usually give her for the forthcoming holidays. And thus the idea of Rose Cottage was born.
On one of the few vacations she ever took, Rose went with her mother to England and came back extolling the virtues of the English cottage. You’ve researched cottages on the internet and have been working in secret for weeks:
You know that finding someone in Sunset Valley to do a thatched roof is impossible, but you want the house to at least have a feeling of “English cottage” Sunset Valley style! You’ve had a good year financially—Mugsy Malone’s Bar None and the Chinese consortium for the Modern Townhouses have paid off big time!—so you can spend up to §100,000 on this surprise for Rose.
The Challenge
• Build a cottage for Rose inspired by the English style.
• It should have 2 bedrooms, 1.5 bathrooms, an art studio and all other necessary rooms for cozy living.
• A cottage garden is a must, too, and should include roses (her favorite flower!) as well as a vegetable garden and fruit orchard.
• Décor: at least in her clothing, you know that Rose favors floral prints, but wears them in a subtle, understated fashion. She tends toward the simple and conservative. Dusty rose is her favorite color.
• Build at 9 Sun Song Avenue or any other 20 x 30 lot in Sunset Valley.
• Budget (including the cost of the lot): §100,000.
Optional Challenge:
Create Rose Johnston, and, if you have the Pets expansion pack, her black and white cat, Sylvester, too. Roses traits are Artistic, Green Thumb, Shy, Friendly, and Light Sleeper. Her favorites: classical music, fruit parfait, and pink (dusty rose). Sign: Virgo. Sylvester’s traits are Friendly, Hunter, Playful.
Since you presented Rose with her spectacular English cottage, she has floated through the work day on cloud nine! But she is no less efficient than she has always been, and she buzzes the intercom to remind you of your next appointment with City Council member, Suzee Cubini. The always vivacious Suzee bounces into your studio and greets you with a big smile.
“Have a got a job for you!” she says. “Geoffrey Landgraab has donated §73,000 to Sunset Valley to build a branch of the Papyrus Memorial Library. We intend to purchase 18 Maywood Lane and rezone it commercial for the Library. We want the design of the building to be fashion forward, but fit into the surrounding neighborhood. (We don’t want the neighbors to complain!) It needs at least four computer stations, and we’d like the library to have a café in order to compete with the bookstore.”
“That’s a great idea!” you respond enthusiastically. You iron out details with Suzee, and your mind whirls with ideas!

You sit at your desk sipping on a Cinnamon Dulche, when Rose pokes her head in the door. Smiling she says, "your three O' Clock is here." "Send her on in", you reply. In walks a very pretty young girl. "Have a seat," you say gesturing to a nice fluffy chair in front of your desk, " How may I help you today?"
The girl looks at you as if she was about to hand you the worst job she could
think of. " My name is Naomie Lionheart." "I'm the great great great great niece of Hetty Lionheart from Appaloosa Plains. My aunt has left me her (she swallows a large lump) lovely home, well it will be lovely after you fix it!" "She has also left me $120,000." "I would like to use this to fix up this wonderful old home."
She slides some pictures across your desk.
"I've already had the home moved to Sunset Valley, all my friends are here and I wish to stay in the area." "I'd like to see the home restored to it's former glory, but maybe with some different fences and columns. All the walls of the home are structural and I'm told cannot be removed or the whole thing would come crashing down. I'm not opposed to the rooms being re-purposed.
"Do you have any specific colors or styles you like?" you ask. " Any style or color would be better than what is currently in the home, but I would like to have all the comforts of modern life in my kitchen," she replies, " Oh! and I'd really like the little pond to stay as it is."

Remodel Hetty's Ugly Home and make it liveable again.

Walls, Stairs and Foundation must stay as they are.
Columns, Fences, windows and doors can be removed/replaced.
You may add half walls and fences.

Build-n-Share Challenge #128-130 • A Home For The Holidays THIS IS A THREE WEEK CHALLENGE!
You sit at your desk looking at your holiday to do list, when Rose pokes her head in the door. Perplexed she says, "your four o' clock is here." "Send them on in", you reply. She hands you a packet that smells faintly of vanilla and spices. Rose states,"this was dropped off about an hour ago with a note saying it was your four o'clock appointment!"
You open the packet with some apprehension to find a letter writen on beautiful stationary and another piece of paper. You read that letter without uttering a single word. Rose jumps up to read the letter over your shoulder. This is what you both see and read.

“What a year!” you think to yourself as you flip through the files on your desk. Last year started off designing a home for expectant mother Addict and her growing family. What a fun assignment that was! And the most recent job, providing the previously homeless Ash family with a new home just in time for the holidays, was one of the most rewarding (emotionally, if not financially) of the year. “Whew,” you wonder aloud. “What will the new year bring?”
“Well,” huffs Rose, as she breezes in with a hefty stack of new client folders. “If you care to take a look at these, I bet you’ll find out!” She deftly swaps the stack of old files for the ones she’s carrying. “I’ll just store these away for you. I’m quite sure you don’t have time to be traipsing down memory lane as your next appointment will be here any minute.”
Rose hurries over to the file cabinet and begins neatly stowing away her bundle of files. “Ah, yes,” you remark. “The Greenes. That sounds like such an interesting job. A bit of a departure from what our clients usually want.”
“Mmhmmm,” Rose murmurs absentmindedly into the file cabinet. She straightens and pops the drawer closed with a satisfied “humph” just as the door to the outer office opens. “Oh, and here they are now. I’ll just give you a moment to prepare before I show them in.” With that, she hustles out of your office, closing the door behind her as she goes. You hear her animatedly greeting the clients and offering them tea through the closed door.
“That’s my Rose!” you chuckle to yourself. “Whatever would I do without her?”
True to her word, Rose buzzes after five minutes have elapsed and asks to show the Greenes in. You meet them at the door and usher them into your office. Over the next half-hour, you discuss the particulars of the new assignment with clients Wynter and Lief Greene.
“You see,” says Wynter, “we met when we both worked for EcoTerra out in the Rockies.” Noting your quizzical look, she hastens to explain. “It’s an eco-tourism outfit in the Rocky Mountains. Hiking, white-water rafting, and the like. I worked in the store selling gear mostly and did some trail guide work as well. Lief was a whitewater guide though. He’s crazy!” she laughs as she grabs his arm affectionately. “Don’t get me wrong, I love the river, but the rapids scare me silly.”
Lief just chuckles self-deprecatingly and drapes an arm around Wynter’s shoulders. “Don’t let her fool you,” he says. I’ve seen her stare down a grizzly bear without batting an eye.” After a startled moment on your part, you all share a laugh.
“Tell me a little bit more about your dream home,” you probe. “I know you already have a home in Sunset Valley. It’s 36 Sim Lane, correct?”
“Yep,” says Wynter. “It’s practically a mansion compared to that little one-room cabin we ended up sharing at EcoTerra when we first got married. We didn’t even have running water there – had to carry it in from the pump outside. And hot water – forget it! About once a month, we’d head to the truck stop in town to take a long, hot shower. Cold water will get you clean, but hot water is ever-so-much nicer!” she laughs. Lief laughs as well and nods in agreement.
“And how!” you think to yourself. “So, are you looking to raze the old place and build new?” you ask the couple.
“Oh heavens no!” exclaims Wynter. “There’s nothing really wrong with the house that’s already there, and we’d hate for all that material to end up in a landfill somewhere. We want you to remodel the existing home and re-make so it’s a bit more eco-friendly. Oh, and we’d really like an extra bedroom or two. We plan to start adding to our family pretty soon.” The couple smiles fondly at each other.
“Ah, young love” you think. “So, tell me more about this re-model you envision,” you say aloud.
Wynter dominates the discussion with animated descriptions of her ideal eco-friendly home while Lief smiles fondly at his wife and occasionally interjects with some of his own ideas. As the meeting closes, you have a firm idea of just what design touches will fulfill the dreams of this eco-friendly pair.
Assignment:
*Re-model the house at 36 Sim Lane in Sunset Valley.
*All exterior walls and foundations on the property must remain in place. You can add foundations and exterior/ interior walls as needed to fulfill the challenge.
*Any furniture (furniture only, not appliances) present on the existing lot should be re-furbished and re-purposed for use in the new house.
Client requirements:
*New energy-efficient appliances and plumbing
*Use of sustainable building and design materials for any new siding, wall coverings, floor coverings, etc.
*Addition of any other eco-friendly touches to reduce the family’s carbon footprint
*Add one or two new bedrooms to accommodate their wish for children in the near future (this could be accomplished by adding square footage or re-purposing the existing space)

You have just finished a nice seafood lunch at the local bistro and are waiting for your next appointment. Rose is out in the front office arranging flowers in a vase. You think to yourself "what would I do without Rose" as you turn your chair around to look out the window.
You hear Rose speaking to someone as you turn your chair around just as your door opens. Rose pops in with a look of intense shock on her face. "Your one o'clock is here and boy is he ...different!" You stare as she states, " I will give you five so please prepare yourself for a shock!"
In five minutes, Rose buzzes your line and announces,"Your one o'clock is here!"
The door opens to reveal a middle-aged man who is extremely tan with a lot of flowing straw-colored locks. He is wearing a lot of gold chains and a lurid shirt in a tropical color pallette. This is not the Manny Pause that you remember from around town.
You greet Manny! "Hello Mr. Pause! What may I assist you with today?"
"Hello!"he states! " I came here looking for a new home! I recently divorced my wife, Mavis and I am desperate for a new home!"
As you adjust yourself and your face from the shock, Manny begins to discuss his home requirements and what has led him to his decision. It seems Manny is having a mid-life crisis and has adjusted himself to a new lifestyle.
As the meeting comes to a close, Manny states,"I am looking forward to this new home! I needed a change and I think this is for the best!" As he heads for the door, you hope you can help him out with his new home. As you turn to look out the window you see Manny hopping into a new red convertible.

“Oh, just wait until you meet this guy.” Rose rushes on, and you notice that her cheeks seem to be a bit flushed. “Tall, dark, and handsome. And I swear he could charm the paint right off the walls.”
And just what’s wrong with that, you wonder to yourself?
“And he brought me flowers yesterday when he came in to confirm your appointment!” Rose continues. “Me! Beautiful roses for the ‘bella rosa,’ he told me. I mean, really? Who says such things?” she sniffs in indignation.
“How thoughtful!” you interject. “And he seems to have taken a bit of a shine to you.”
Rose “hmphs” again, but you think that she looks secretly pleased. “Well, he’ll be here any minute. I’ll show him in when arrives. But you be careful! I don’t trust him for one second.”
A few minutes later, Rose knocks on your door to announce the arrival of your appointment. “Mr. Valentino is here,” she calls as she opens the door to your office.
For a moment, you are dumbstruck. Tall, dark, and handsome indeed! Mr. Valentino has the classic chiseled good looks of a Roman god. Rose gives you a hard stare. You start momentarily as you realize you’ve completely missed what she’s just said. “I’m sorry, what was that again, Rose?” you stammer.
“I said, I’ll be right outside if you need anything,” Rose repeats, enunciating each word clearly for you.
“Oh, of course. Thank you, Rose. Come right in,” you say as you gesture Mr. Valentino towards a chair.
“Grazie,” he murmurs in a deep, rumbling voice. But instead of heading for the chair, Mr. Valentino veers straight for you, grasping your hand and raising it to his lips. As he kisses your hand lightly, he introduces himself. “It’s a pleasure to finally meet you. I’m Constantin Valentino. But my friends call me Cupido,” he chuckles self deprecatingly. “I’m not quite sure why.” He finally releases your hand and moves to sit in the offered chair.
You laugh along with him, thinking to yourself that Cupid is certainly an apt nickname. “It’s a pleasure to meet you as well, Mr. Valentino. I’ve looked over the notes you discussed with Rose, and I’m quite intrigued by your request.”
“Ah, yes,” he says. I’ve been a bachelor for many, many years. I’m a bit of a matchmaker, and I’ve helped friend after friend find that perfect match, but I’ve never found anyone of my own.”
You find yourself a bit distracted by the deep, liquid brown of his eyes and the way his shining black hair curls just a bit in the back. “And now, you’ve found someone?” you ask, not sure if you want to hear the answer.
“Si,” Constantin grins broadly, flashing a bright smile. “I have found someone right here in Sunset Valley who I hope will turn out to be my true amore. Before I move further though, it’s time that I trade in my bachelor pad for a house that my amore might find beautiful as well.”
“Hmmm, what kind of changes did you have in mind?” you ask, your mind clearing somewhat as you turn to business.
As you chat with the client, the picture of his future love nest becomes clear to you. You will transform his starkly modern bachelor pad into a potential home for two with the same modern lines, but a slightly softer feel that could eventually accommodate a family.
The meeting comes to a close, and you rise to show Mr. Valentino out. You heart flutters slightly as you wonder if he will kiss your hand again. “Don’t be ridiculous,” you chasten yourself, wondering why you suddenly feel like a schoolgirl in his presence.
Ever the gracious gentleman, Constantin kisses both yours and Rose’s hands before departing your design studio. Rose gives you an “I told you so” glance, and you both shake your heads and laugh before heading back to work.

*The completed house should retain the current 2BDR/2BA layout and include an office/study space, open floor plan with an eat-in kitchen, and a family room as well.

*Constantin’s favorite color is brick red, and his potential beau’s favorite color is dusty rose. He would prefer that these colors be used as accents with plenty of neutrals to balance them. He’s open to mixing other colors with them as well.
*He’s looking for a makeover of the existing landscape to include a patio and pool.

Build-n-Share Challenge #137-138 • Vivaldi’s Four Seasons
“This seems to be our week for Italians,” Rose says as you enter the studio to begin the day’s work.
“Another Italian client?” you ask with surprise.
“I suppose it’s our Mediterranean climate!” Rose giggles.
You try to suppress your own giggle and ask, “What time is Signor…”
“Vivaldi,” Rose interjects.
“What time is Signore Vivaldi’s appointment?”
“He’s waiting for you now in your office.”
“Ack!” you say out loud while looking darts at Rose, who is studiously ignoring you.
As you enter your office, you see a man with shockingly red hair seated in your chair, humming a jovial tune that somehow seems familiar. He gets up immediately and moves toward you to shake your hand.
“Ah, how delightful it is to finally meet the great designer!”
“Um, thank you, signore…”
“Please! Call me Tony.”
“Yes, Tony. What can I do for you?”
You learn that Tony Vivaldi is the new music teacher at the local high school and has come to Sunset Valley from Venice, Italy with his two twin teenage daughters, Cara and Rufina. They are currently living in the Modern Apartments and want to move into a 2-bedroom house of their own. He has two main requirements:
“Both my daughters play the instruments,” he tells you, “so please include the room for music so we play together. Yes?”
“Of course, uh, Tony. What else?”
“I like the seasons. Yes?”
“Seasons?”
“Eum, inverno, winter? Spring? Yes?”
“Yes, of course! But what are your thoughts about the seasons?”
“The decoration? How you say…”
“You want the décor to reflect the seasons?”
“Yes, yes! But just one!”
“Just one season? But which one?”
“You pick!”
You protest, but he insists that you choose for him. So after discussion of budget and other details, you finish your meeting. As he is about to leave, you finally get the courage to ask him, “Tony, by any chance are you related to…”
“The typeface designer?” he laughs. “Ah no, but peoples ask me this all the time!” He leaves humming that strangely familiar tune.

I am aware of the lack of landscaping, but it was difficult to find items that fit the snowy terrain. I did find some and installed them in my game, but then could not find them in game. I probably should have added some more interior decoration as well, but as I was building it, I kept running into the budget limit. I forgot export the finished house before I moved the family in, so I removed the family after taking screencaps and a little under §5,000 of the budget magically became available. Oh well.
“Your three o'clock has cancelled. Mrs. Litter went into labor and was rushed to the hospital!" Rose states as she sticks her head into your office. "But you have a new client waiting outside so no taking a nap on that new sofa!"
As you slip your shoes back on your feet, you think how does Rose know you so well?!
Just then you hear a faint knock at your door. "Come in" you respond. In the door looking timid, comes Iqbal Alvi. You motion for him to take a seat in one of the chairs at your desk.
"What may I help you with Mr. Alvi?" you ask.
"I need a new home desperately!" responds Mr. Alvi. "I think it may be the last resort to save my family, especially my relationship with my son, VJ."
You think to yourself that VJ Alvi is already on the road to trouble, as Mr. Alvi continues." I recently won a fair amount in the annual Simansims Lottery and I am taking my boys on a two week journey to Egypt."
As he continues he talks about what he would like in a new home but you have to stop him at a certain point to ask," You do not mind the style of home in the least?" As he responds," No, whatever you come up with is fine!"
As he leaves you really hope that this new home will help this poor man mend fences with his eldest son. You watch him leave as if he is carrying the weight of the world on his shoulders.
Requirements
• Budget: §87,000
• Lot (Sunset Valley): 43 Water Lily Lane or any 30X20 lot.
• 2 bedrooms (one for Iqbal and one for VJ and Miraj to share), 1 to 3 bathrooms (your choice as to the number), a specialty room for family togetherness (this can be a media room, game room, gym, etc.) and all other rooms necessary for convenient living. Exterior should have an area for all family members to enjoy as well.
• Garage or carport or parking spaces for two vehicles

Build-n-Share Challenge #141-142 • A Cottage in the Woods
Another happy client. You smile to yourself as you think of the Alvi family settling into their new home, and, hopefully, beginning to mend some fences.
Rose opens the door to your office and hands you a file with a slight frown on her face. “Mr. Potfill will be here to see you any moment.”
“Thanks, Rose. Why the frown?”
“Well, I’ve only spoken to Mr. Potfill on the phone. He travels quite extensively and hasn’t been able to come in to meet with me to get his preliminary information. I just get a kind of odd vibe from him.”
“Odd?” you ask.
“Well, I should say some of his requests sound a bit odd. He seems perfectly nice, if a bit eccentric.”
“Oh dear,” you think to yourself. “Another odd client….we certainly seem to get our share of those around here.”
You both hear the sound of the front door opening. “Here he is now! I’ll show him right in.” Rose rushes off to greet the new client.
Soon, you are sitting across the desk from Eamon Potfill. An older gentleman with a slight build, Eamon’s bright green eyes seem to sparkle with excitement. He begins to speak, and you are struck by his charming speech with just the slightest hint of an accent that you can’t quite place.
“Good morning, lass, “says Eamon. “I do hope I’ve chosen wisely by putting my trust in you for this job. Although I’m usually quite lucky in business, I have to admit that I was burned quite badly by the last dealing I had.”
“Of course, Mr. Potfill,” you answer. “Our firm has quite an extensive history of dealing with all sorts of clients, and I can assure you that they have all been very happy with our work. We never disappoint.”
“That’s excellent news, dearie. I have a bit of an unusual request for you.”
“Oh, we specialize in the unusual,” you chuckle, thinking of some of your more, ehm… eccentric clients over the years.
“Good to know, good to know.” Eamon leans forward, eyes bright. “I’ll be wanting a rather secluded hideaway, away from prying eyes, you know.”
“Well, we can definitely make that happen,” you assure the client. “Just how secluded are you thinking?”
“It must definitely be off the beaten path. I don’t appreciate people just wandering by. And I do love the outdoors, so something in a forest setting would be ideal. Just one bedroom and bath will be fine. I don’t have many visitors. At least I don’t intend to…especially after that last one.” Mr. Potfill trails off, looking a bit irritated.
“Okay, a small cottage, one bedroom, one bath. Secluded forest setting,” you repeat, scrawling notes in the file. “Do you have any other requirements?”
“Just one more thing.” Eamon Potfill lowers his voice and glances around as if he thinks there may be someone listening in. “I’ll be needing a secret room,” he whispers.
“A secret room?” you whisper back.
“Yes. For my treasures,” Eamon explains.
“Alrighty then,” you think to yourself, suddenly understanding Rose’s odd feeling about this unusual, little man. Aloud you say, “Secret treasure room, check” and add it to the growing list in the file.
The conversation continues for a few more minutes as you clarify the client’s requests and settle on a budget for the job. “This all seems pretty straightforward,” you announce as the conversation comes to a close. “We can have this ready for you in about two weeks.”
“That’s super, lass!” Eamon enthuses. “I’m off on a bit of a trip tomorrow, and it will be done when I get return. Perfect timing.”

Constructive criticism: I'm not sure what you count as a 'wooded' lot. I tend to put 2-3 trees on my lots, and doubled it for this client. I also chose larger trees but did not pack a ton of them into my small lot. I interpreted secluded as build it away from down town, so part of that in my mind is based upon lot placement not design of the lot. In my own world I added a 20X30 lot and placed it way out in the boondocks. Also... My living room wall pattern does not show up in the photos... I tried and tried to get one that would show it... but its still kinda hard to tell. As always I welcome any criticism.
You are just returning from your lunch break, the fried onion rings from Hogan’s sitting uneasily in your stomach. (“Next time I’ll get the autumn salad!” you think.) Rose, standing at the open door to your office, is uncharacteristically chatting up your 2 o’clock appointment, whom you can’t yet quite see. Rose’s face is flushed, and—is she fluttering her eyelashes?
“Rose! Is Mr. Jökulsson here then?” you say loudly. Rose, taken aback, replies, “I was just offering him something to drink.”
“Great! Would you kindly bring me a glass of my Gerolsteiner water with whatever Mr. Jökulsson wants?”
As you enter your office, you can see what has Rose all hot and bothered. Waiting to shake your hand is an exceptionally handsome man with a full head of white blond hair and neatly trimmed beard wearing an impeccably tailored light gray suit. But what you really find startling are his icy blue eyes, which seem to pierce right through you. The warm smile on his lips brings you back to the matter at hand.
“Mr. Jökulsson, it is so nice to meet you! I do believe you are our first Icelandic client. What brings you here to Sunset Valley?”
“Please call me Finn,” he says in perfect English.
You have, for once, read the client dossier before his arrival. You know that Finnur Jökulsson is the owner/CEO of Jarðhiti Fyrirtæki or Geothermal Company and is here to set up a geothermal plant in Sunset Valley.
“I will be here for a least five years,” he explains, “and I need a house to live in as well as entertain business associates.”
Just then, Rose enters with the drinks. Basking in Mr. Jökulsson’s warm smile, she asks “Is there anything else I can get you?”
“That will be all, Rose!” you say kindly but insistently.
“So, Mr. uh, Finn, can you tell me what sort of house you’d like?”
He hands you a thick notebook full of blue prints, fabric and paint swatches. Laughing, he says, “In my business, you have to be detailed! I think you can see I have thought about this a lot.”
“You seem to have an ultra modern sensibility,” you remark as you page through the notebook. “Do you want an all white interior?”
“No, no! I love natural wood as well as the clean look of white. And here are some accent colors I like.” He shows you some color swatches in the notebook.
You continue the discussion, although his notebook seems to have in it everything he wants (and in more detail than any client you’ve ever had!). When you finally get around to the sensitive subject of budget, he becomes unusually sheepish. “I’m afraid I can only spend §250,000 on the house. I hope you can make that work.”
As you pull your eyes back into your head, you say, “Yes, I’m sure I can make it work. I think I have the perfect lot for you, too.” You step out of your office to say to Rose, “Will you show Mr. Jökulsson out? Oh, and would you kindly answer any questions he might have about Sunset Valley?” Before the words have left your lips, Rose is in the office helping him to the door.

Build-n-Share Challenge #145-146 • The Simovitch Struggle
The office is slammed, and Rose slaps a folder on your desk. "Uhm...," you start to say, but Rose cuts you off.
"No time," she says. Look this over, and I'll get the details to you tomorrow." With no other choice as she breezes out the door on the way to other important business, you open the folder and and get to work...
The next day, Rose knocks on your door and shows in Fatima and Vadim Simovitch and their daughter, Betty. "Good morning!," you greet the family. "I've been looking over your requests, and I've come up with some great design ideas for your home. It sounds like your looking to update and modernize things which I can definitely take care of. Can you tell me a little more about what you want? Are we doing a tear-down and new build or renovating the existing house?"
"Well, you're the expert," replies Vadim. We don't really have a preference. You can knock it all down, add windows, add walls, whatever you think is best."
"Excellent! I notice that each of your favorite colors are green, pink, and white. I'll try to work those in as accent colors. Do you have any other requests?"
"Well, I do like animal prints," remarks Fatima. You notice Betty roll her eyes and suppress the smile that comes to your lips.
"I can certainly try to work that into the design somehow. Perhaps in the master suite? In a tasteful way, of course," you add to appease Betty.
"And I really want a gourmet kitchen," sighs Vadim. "I love to cook for the family. It's a hobby of mine, and our current kitchen leaves a bit to be desired."
"I'm so tired of how boxed off our dining and kitchen areas are," adds Fatima. If I'm in the kitchen, I can't see or talk to someone in the living room. I love how open and breezy new homes are. Can you make our house more like that?"
"Of course," you affirm, adding "custom kitchen" and "open concept" to your list. "And what would you like for your room, Betty?" you ask.
Vadim interrupts, "Well, Betty is going to be a scientist when she grows up, just like her dad. She'll need a desk for studying and a work area for her science experiments."
"No," contradicts Fatima. "Betty is a gifted musician. She's going to be a pop star. I was in a band when I was young, you know. Betty takes after me musically."
You look at Betty who seems a bit embarrassed by her parents. You make a mental note to talk to her privately when you get a chance to find out what she really wants.
"Alright, thanks so much for coming in. We'll have your brand new dream home ready for you in two weeks," you say as you escort the Simovitch family to the door. "I look forward to working with you."
And so starts another challenging project...

Build-n-Share #102-103 Generations!
One afternoon, you are working diligently on the plans for a new restaurant, the King and Pie, which will serve Thai food and French desserts. The intercom buzzes, and Rose, your secretary, says, “The Foster family is here for their 4:30 appointment.”
“Did I know about this appointment?” you ask, puzzled.
“Well, they sounded so desperate, and I just knew you could fit them in!” Rose says sheepishly.
You take a quick glance at yourself in the mirror, comb that lock of hair that always falls in your face, and tell Rose, “Please send them in.”
In walks a handsome family of five. The father is holding a newborn baby in his arms; the mother is shepherding in two other children. One, a girl, looks to be a teenager. The other is a boy of about 8 or 9.
The father begins speaking and you immediately recognize from his accent that he must be from Australia. “Hi, mate! I’m Jack Foster and this is me wife, Jenny, me daughter, Nicole, me son, Hugh, and the li’l one is Russell.”
You soon learn that the family has just been transferred from Perth, Australia. Jack is to begin a corporate job at the Doo Peas Tower.
“So what can I do for you?” you begin.
Jack speaks for the whole family and tells you about their wish for a newly built house rather than moving into an existing one. “Me mum-in-law—Jenny’s mother, Sarah Jones—will be coming to live with us in a few weeks after she tidies up her affairs. We want a granny flat for her, and the estate agent, Cookie Kwan (d’ya know her?) said there weren’t anything like that in Sunset Valley.”
“A granny flat?” you think. But you soon find out after gentle prodding that it is a separate apartment with its own entrance, kitchen, bedroom and living spaces. As you continue the discussion, you find out that Jack loves to barbecue and has always wanted to live at the beach. Jenny is a writer and works from home. Nicole is in high school and plans to be either an architect or a doctor. Hugh likes sports and playing with his Dad and doesn’t like taking baths. And Russell likes to eat and be loved.
You ask Jenny about her mother and find out that she is an avid guitarist. (“She says she wants her own place so that she won’t bother us with her practicing.”) Sarah is retired from being a music teacher, but might find a part-time job if there is an organic grocery in town.
When you ask about interior design, Jenny takes the lead. “I guess we like a contemporary look, but it has to be comfortable. I hate those places you see in magazines that look like no one lives there.”
“Any color scheme in mind?” you ask.
“Purple!” Jenny answers immediately.
“Purple? Just purple? Blue-purple? Red-purple? Lavender? Any of those?” you ask.
“Yes!” she says with a twinkle in her eye. After a pause, she continues, “Just little bits of purple here and there. You know, as an accent color. And we like light woods too. But I trust your taste for the overall scheme!”
“And what sort of budget do we have to work with?” you continue.
Jack takes over. “The corporation is footing the bill for our move here, and what with the sale of our house and all, we have §95,000 to spend.”
“Don’t forget Mum’s §105,000!” Jenny chimes in.
So as it nears 7 pm, you are finally ushering the family out of your studio. Rose (the rat!) has already left for the day. Jack turns to you and says, “You can have this ready for us in two weeks, can’t ya, mate?” Trying to hide the panic in your voice, you reply, “Of course, I can!”
Requirements:
• Budget: §200,000
• Lot should be on or near the beach.
• Main house: 4 bedrooms (one is a nursery), 3.5 bathrooms, office/library with computer for Jenny, garage (for 1 or 2 cars). Interior design: comfortable contemporary; your color scheme should include light colored woods and purple accents.
• Granny flat: can be a separate building on the same lot as the main house, a building attached to the main house, or a separate floor of the main house. The Granny flat should have a separate entrance, its own kitchen, bedroom, bathroom and living spaces. Architecture and interior design should be related to the main house but need not be the same. Be sure to provide a guitar and bicycle for Sarah Jones.
• Outdoor areas: a grilling space for Jack, a vegetable garden for Sarah Jones, and a yard for Hugh to play in.
Optional Challenge: Create the Foster family and provide pictures of the family living in their new home.
Note: You do not have to have the Generations Expansion Pack to enter this challenge.

Build-n-Share #104-105: The 1776 Diner
Hanging up the phone with Jack Foster, you breathe a sigh of relief. The Foster family just loves the house you designed for them. Only pausing a moment to enjoy your success, you buzz Rose and ask her to come in the office.
“Hi, boss!” she says brightly as she breezes into the office. She plops down in a chair and drops a folder on your desk.
“What’s this?” you ask.
“It’s our new client,” she chirps. I had him fill out some paperwork while you were on the phone.”
“My, but you are efficient,” you laugh. Send him in please.” As you chuckle to yourself, Rose sashays off to find the client. You rise and shake hands with a most unusual man. He seems to be wearing knickers. How odd…
“Good afternoon!” he booms. I’m Ben, and I have a bit of an unusual request for you.”
“Well, that’s what keeps things interesting around here,” you think to yourself. We specialize in unusual requests,” you reply reassuringly. “Why, one time we had a client who wanted an elevated house with no outside doors. Now, that was unusual!” You both share a laugh as you describe the job commissioned by Colonel Fearful.
“Just tell me what you need,” you say, and Ben begins to share his story.
“I’m a pretty patriotic guy,” he says. “And it’s been my life-long dream to own a little restaurant. Well, more of a diner, really. Nothing too fancy, just a little place where I can serve up some of my favorite dishes. I even have a name picked out – The 1776 Diner.”
“Sounds interesting! Do you have any ideas for the décor?”
“Oh yes,” Ben assures you. I want it to be decorated in my favorite colors – red, white, and blue.”

“I’m open on that front,” Ben tells you. I’ve thought about a typical 50’s diner or even a more historical theme to go with the 1776 name. I’ll leave those kinds of decisions up to you though – you’re the expert, after all.”
After a few more preliminaries, you have a good idea of what your client is asking for. As you show Ben out, your mind begins to consider the possibilities. “Hmmm,” you think to yourself, “I wonder why he looks so familiar…”

Build-n-Share 106-107 • Summer Designer Showdown!!
Calling all designers!
It is that time again! Time to let your style truly shine and compete in the Summer Designer Showdown!
If you are a veteran of BnS, you should already be quite familiar with these design challenges. The challenge here is not building, but taking a blank shell and deck it all out to the best of your designer abilities! Don't waste your time trying to change the architecture, because you will not be able to change the walls and roofing of this house!
Like the last Summer Designer Showdown, you will be choosing an inspirational object from below (all from the base game).
You will choose ONE of these items to use as your inspiration to decorate and furnish your house. In the end, when the judges look at your media, they should know which item you chose just by looking at the way you decorated and furnished. Please also include the object you chose somewhere in your house and be sure to have it in a screenshot. You can delete the objects you didn't choose as your inspiration. You also cannot duplicate the item you do use as your inspiration.

Rules and details:
* You cannot change the foundation, walls, and roofing
* Yes, all walls, foundation, and roof must remain the same
* You can replace doors, windows, stairs, and the fireplace, but they have to remain in the same position (meaning if it's a 2 tile window, you have to replace it with a 2 tile window or 2 single tile windows, etc.)
* You can designate the rooms however you like, but your outcome should be a 4 bedroom house with 3 bathrooms, and a 2-car garage
* The house should be completely playable, so make sure to playtest
* You can't change the roof shape, but you can change the texture and color
* You can add structural elements for landscaping purposes, such as a greenhouse, gazebo, but they cannot be attached to the main house
* You can change, add or delete any fencing, columns, and half-walls
* This must be on a 30x30 lot
* THERE IS NO BUDGET!
* The theme is completely up to you. It does not have to be Summer themed, but your house should reflect your inspirational object
* You do not need any expansion packs to compete. The house was built with only base game elements
* CC is allowed, but please list/link/credit them when you submit so downloaders can find them!
This is where you can really show off your design skills, so go all out and CAS! You should really showcase your work with plenty of screenshots and floorplan shots.

The challenge this time is to see how creative you can be with base game items and tools only!
Requirements:
• Pick one of the five clients below and build a house that suits that Sim’s needs using base game items and tools only. The number of rooms is up to you. The architecture, landscaping and interior design should suit the client.

You are sitting in your office going over the final details of the youngest Clavell's wedding when your secretary pops her head in.
"Hey Mrs. G, your next appointment is here." She announces.
You look up in confusion before you remember the Alan's. "Ahhh, thanks Amy. I'd nearly forgotten. Give me five minutes to pick this up and send them in please" You request as you begin organizing your files.
"No problem boss!" She says as she shuts the door on her way out.
Ten minutes later Mrs. Alan, her daughter Victoria, and Trevor Stevens (the Fiancé) had been brought in and were seated with refreshments.
"Now I know you two would like a summer wedding, so we need to go about the planning pretty quickly here. Do you have any idea what you would like in general, how many guests, and a location in mind? It's going to be hard to find a place this close to the date, but we'll find just the spot I'm sure." You say, ready to get deep into planning.
Mrs. Alan speaks up first. "All of us parents want the kids to plan the wedding of their dreams, so plan to let them make the decisions. However we were appalled when they told us Sunset Valley has no locations specifically geared towards weddings. That got my husband and I interested, as we have taken to investing in venues around the area. So we've decided as part of the wedding planning, you and the kids could take a look at our park venues. We've decided we would like you to completely redo it as a romantic spot for weddings for our daughters wedding first, then anyone else in Sunset Valley that would like to rent it out. It will be the first ever wedding venue here! We'd really like it if you could get it done for $69,000. After all, you'll have to put in bathrooms along with whatever these two are planning!" She says excitedly.
As you, the Bride, and Groom go over this new information you come up with a list of what they would like.
"We are both only children, so we won't have attendants since it would be too hard to choose between our friends. Taking this into consideration we have no specific color scheme in mind. I'll be wearing white, while Trevor will be wearing a black Tux. I really just want it romantic, so any mix of flowers will do." Victoria says dreamily.
"We'll need seating for the ceremony and for dinner. Maybe a canopy or building of some sort with a buffet table and dining tables would be good." Trevor adds in.
"And a play area for all of your friends children, plus a gazebo or an area for dancing for all us adults." Mrs. Alan throws in before the discussion wraps up.
"That all sounds fairly easy to do. Let's set up a date to pick a place and we'll get right to work." You say as you walk them out the door.

“Phew!,” you say as you look at the stack of client files on the your desk. Business is certainly building as your reputation spreads throughout Sunset Valley. Clients in other cities are even beginning to request your services. You buzz your secretary Rose. “Rose, is Mr. Jones here yet?”
“Yes, he’s just arrived,” answers Rose.
“Please send him right in.” You rise to meet Johnny Jones, the President of Bridgeport Junior College.
“Good morning,” says Mr. Jones as he grasps your hand in a firm handshake. “It’s so nice to finally meet you after hearing so much about your work.”
“Why, thank you,” you answer. “I’m excited to hear what kind of project BJC is planning. Please have a seat,” you say, gesturing to one of the chairs by your desk.
Mr. Jones takes a seat and begins to explain the project. “BJC is looking to make the transition from a commuter college to one that provides college housing. We want to expand our degree offerings and draw in more potential students. We don’t think we can do that without providing housing.”
“Wow, a college dormitory. This could turn into quite an extensive and lucrative project,” you think to yourself, nodding to encourage Mr. Jones to continue.
“One of our late alumni bequeathed the college an apartment building quite near the campus. We had originally thought to convert the building into classrooms, but the Board of Trustees feels it would be better to use this building for our first dorm.”
“So, you want me to design the new dormitory?” you ask.
“Well, in a sense. What we actually want you to do first is convert one of the apartments into a “model dorm.” We’ll potentially use this model in our college recruitment literature, and we’ll use the basic design of the space as a template for the rest of the renovation. We’ll want this space to have a bit of a lived-in look so that potential students can envision themselves living there. Does that make sense?”
“Absolutely,” you answer. “I’ll design a functional dorm space then add in personal touches as though students might actually live there.”
“Exactly,” confirms Mr. Jones. “Just don’t make it too realistic – no pizza boxes or piles of clothes strewn about. I remember what my dorm looked like in college,” he laughs.
You chuckle along with him. “Of course, I’ll get with my builders and start drawing up plans immediately. We’ll have a model dorm for you to look at in no time.”
Design Brief
Use Civil Suites at 24 2nd Avenue in Bridgeport (or if you don’t have Late Night you can construct a building with the same dimensions as shown in the picture below). Landscaping is not required for this challenge.
No budget, but keep in mind that this is a dorm, not a high end loft
2 BDR/1BA with a kitchenette
The dorm should sleep 4 people.
You can rearrange the interior walls any way you would like.
Make sure to include a study area.
You need to redecorate the hallway area as well. To do this you will have to press CTRL+SHIFT+C to bring up the console, then type in the following cheat RestrictBuildBuyInBuildings off

**Remember, your entry is judged solely on the media you submit. Make sure to provide enough pictures so that the judges can see every aspect of your entry. A minimum of 15-20 pictures is a good start.

Build-n-Share Challenge #114-115 • Bar None
The intercom buzzes and you hear Rose say, “Your 2:30 is here.” “Thanks, Rose. Send him in.” Before the intercom disconnects you hear a rather rough voice say to Rose, “Thanks, doll!”
Before you have time to react, in walks a rather rough looking character. And yet, Michael Malone, your 2:30 appointment, is nattily dressed in a dark pinstriped suit and is carrying a fedora hat in one hand. Your instincts tell you to be cautious. You motion to him to take a seat.
“Well, Mr. Malone, what can I do for you today?” you say a little too brightly.
“My friends call me Mugsy on account’a my mug ain’t gonna win any beauty contests!” He laughs at his own joke, displaying a toothy grin. You laugh politely, too, and think to yourself, “He’s right about that…”
“Shall we get down to business then, Mr. Malone?” You are trying desperately to get through this interview.
“I said, ‘My friends call me Mugsy!’” This time there is steel in his smile.
“Um, yes…Mugsy.” You force a smile. “I see you’re opening a new bar?”
“Oh ya!” he says enthusiastically. “The boys and me bought a joint in town. You ever hear of the Li’l Corsican Bistro?”
You think to yourself, “There go my plans for a romantic dinner next week!” To the client, you say, “Of course, I know the restaurant very well.”
“We hear youz guys are the best in town, so we want ya to tear down the place and build us a classy bar. We even got a name for it: Bar None. Ya get it? Bar None?”
“Uh, yes, I get it. Very clever!” You laugh feebly.
As you get down to brass tacks about the project, you can’t help but hope there won’t be any brass knuckles in your future. You take very careful notes of what the client requires: lots of dark wood, leather and gold fixtures for the bar area, a game room, a dance floor, an area where Mugsy’s “gal”, Moxxie, can perform with her band, and a secret room or “office” where “the boys” can have their meetings.
“Youz guys can have it done in two weeks?” His statement is more a command than a question.
“Of course!” you say a little too brightly again. As you usher him out, you think to yourself, “I’ve got to have a talk to Rose about screening clients!”

• Build on the Little Corsican Bistro lot in Sunset Valley. Zone it either “Dive Bar”, “Hangout” or “Vistors Allowed” (depending on which expansion packs you have).
• Architecture, landscaping and interior décor should be what you think Mugsy would call “classy” and include dark wood, leather and gold fixtures. Remember, there may be a pair of cement shoes in your future if you get it wrong!
• The building should include a bar (either Late Night style with bartender or regular juice bar), a game room, a dance floor with public sound system (or dance area with stereo system if you don’t have Late Night), a performance area with instruments (or just guitars, if you don’t have Late Night), and an “office” for the “boys” to meet. If you have World Adventures, use a secret door for the office. Otherwise, conceal the entrance some other way.
• Budget: as Mugsy says, “We want this joint to be classy, so ‘the sky’s the limit!’”
Optional Challenge: Create Mugsy and Moxxie Malone and show them enjoying an evening at Bar None.

Build-n-Share Challenge #116-117 • Let's Start Again
The phone on your desk buzzes, and you notice that it is your assistant, Rose.
“Yes, Rose?” you answer.
“Could I talk to you about the clients who dropped by while you were having your final meeting with Mr. Malone today?”
“Of course, come on in.”
Rose enters your office and takes a seat. She opens the file she is carrying, but she seems to be at a loss for where to start. Definitely not her usual chirpy self.
“Well, Rose,” you prod, “do you have a new lead for us?”
Finally, she gathers herself and begins. “This really is a small job, but I was so touched by this story. It may be small for us, but it would mean the world to them.”
“Well, now you’ve piqued my curiosity,” you say. “Who are the clients?”
“It’s the Bachelor family in Sunset Valley. You know, they have…well, had that is... that great house at 12 Sim Lane?”
“Oh yes,” you reply, “the lovely 3-story Arts and Crafts. Do they want us to redesign it? That would be a fantastic job!” you enthuse.
“Well, no… that’s not exactly it,” Rose hedges. “Mr. Bachelor, Simis, had a job as a blogger at the local newspaper. They had inherited the house from family and taken out a 2nd mortgage to do some updates and repairs. When the financial crisis hit, Michael lost his job at the newspaper. A few months later, Jocasta, his wife, lost her part-time job at the bookstore as well.”
You nod sympathetically. This story has become more and more common around town over the past year.
Rose continues, “They were able to keep afloat for about six months by dipping into savings, but they eventually fell behind on their payments, and were forced into a short sale to avoid bankruptcy.”
“So…what kind of help do they need from us?” you wonder aloud.
“Well, they rented for a while, trying to get back on their feet. Simis applied for all kinds for jobs, from Doo Peas Towers to a line cook job at Hogan’s. He couldn’t find anything! Eventually Jocasta convinced him to pursue his first love of writing again.”
“I thought you said he was let go from the newspaper,” you remark.
“Oh, no,” Rose hurries on, “not at the newspaper again. Simis started writing a manuscript. He’d always wanted to be a science fiction author. It took many months and submissions to several publishing houses, but his book has finally been accepted for publishing!”
“That’s great! you say. Are they going to be able to buy back the Arts and Crafts home?”
“Unfortunately, no,” Rose says regretfully. “They won’t be able to afford that for a while. Simis did receive a modest advance on the book, and the family really wants to get back into a house of their own. On a starter budget, of course.”
“Hmmm… a starter,” you muse. “It’s not much of a commission for us, but I think we can fit it in. I really feel for this family as well.”
“Oh I just knew you would!” gushes Rose in relief. “Simis is hard at work making final edits to the manuscript, and Jocasta has a new job as a hostess at the Little Corsican. They won’t be able to come back in for a meeting, but I took extensive notes for you!”
“Of course you did,” you chuckle as you and Rose start discussing the new job.
Design Brief :
Design and landscape a family starter for the Bachelor family – Simis and Jocasta, their teenage son, Michael, and their 10 year old daugher,Bella.
Budget: 23,500
Choose any appropriate lot for your build.
Provide at least 3 bedroom, 1 1/2 baths
Style: They would like something reminiscent of the Arts and Crafts style of their old family home.
Keep in mind the following traits for the build:
Mom has a green thumb and is an angler.

Build-n-Share Challenge #118-119 • Modern Townhouses
You are working intently during the lunch hour on Rose Cottage, meant to be a holiday surprise for your secretary, Rose, who’s gone over to Hogan’s for a bite to eat. In walks Cookie Kwan (“Best Agent on the West Side!”), local real estate agent and frequent visitor to your studio.
“What’s up, Cookie? A new family moving into town?”
“No! Much better!” she says excitedly. “I’m here representing a consortium of investors from Shang-Simla, China!”
“Whoa!” you think. “This could be some major bucks.” You say to Cookie, “So what are we talking about?”
“You know those awful Metropolitan Lofts?” she begins.
You don’t think the apartment building at 270 Sunnyside Boulevard is so awful, but you reply, “Uh…yes?”
“The Chinese investors have bought the property and want to convert the lot into townhouse condominiums. You know, those apartment buildings are so 1990’s! We, I mean, they want something more up-to-date, and condos are really happening in the real estate market right now!”
You’re not really sure condos are the “happening” thing in Sunset Valley’s soft real estate market, but as long as the money is good! “So what specifically are you, I mean, they thinking of?”
You take copious notes as Cookie relays the details of the project. At some point, you hear Rose come back from lunch, and you quickly pile some other papers on top of the plans for Rose Cottage, sighing as you think that it may be some time before you can get back to them!
The Details:
• Build three attached (that is, adjacent units sharing a common wall) townhouses at 270 Sunnyside Blvd, Sunset Valley or on any other 30 x 20 lot.
• Each unit should have a separate entrance, hardwood floors, a fireplace, one bedroom, and other rooms for convenient living. (The three units do not have to be identical.)
• Furnish only one unit (as the model unit). The other two units should have flooring, walls, wall covering, light fixtures (that is, lighting attached to walls or ceiling), doors and windows, but nothing else.
• Architectural style: casual contemporary to match the rest of Sunset Valley.
• Interior design should reflect the lifestyle of a single Sim or couple without children.
• Landscaping: the townhouses should be landscaped for maximum curb appeal! There should be parking spaces for 3 vehicles. (You may create surface parking or work garages into the townhouse design.)
• Budget: §250,000.

Build-n-Share Challenge #120-121 • Fall is in the Air!
Don’t you love the weather this time of year (in the Northern Hemisphere)? We’re just starting to get a briskness to the air in the evening and early morning where I live. And I just adore autumn colors. The leaves haven’t quite started changing color here, but that will come along soon. Autumn is one of my favorite seasons, so I used it as the inspiration for this challenge. This is a color palette challenge which means that the winning design must make the best use of the provided palette which you’ll find HERE. Try to use the challenge colors as much as possible, but you can also work in neutrals like beige, taupe, black, etc.
Project Details:
*Budget - 75,000
*Use the “French Roast” color palette strategically in your build including in the exteriors.
*The house should be 2 BDR/2BA. (One master suite and one bedroom for kids of any age).
*No larger than a 40x40 lot.
*Include at least one furnished porch or patio.

Build-n-Share Challenge #122-123 • Rose Cottage
One day a few months ago, you walked into your studio to begin the day, and to your amazement, your long-time assistant, Rose Johnston was sitting at her desk perfectly still.
“Rose, are you okay?” you asked gently.
“My mother is gone!” she said suddenly, as if to herself.
Rose has always been a very private person. She has been your stalwart aide for many years. She seems to know you better than you even know yourself. Her conservative demeanor belies a creative spirit. But in actual fact, you know very little about her personal life. You know she lived with her mother in the rambling old house she grew up in. Her four brothers all have married now and moved out—two to Bridgeport, one to Twin Brooks and the youngest is making a name for himself as a chef here in Sunset Valley. Rose is the middle child and stayed with her mother.
“I’m so sorry, Rose. I didn’t realize your mother was ill. She was a remarkable woman.” You put your hand lightly on her shoulder.
Rose looked at you with an odd smile. “Oh, no! Mother isn’t dead. She’s eloped with a wealthy rancher from Appaloosa Plains! See this letter?” She handed you a letter that you then noticed was sitting in front of her on the desk:
Dearest Rosie,
I’ve found love again! Byron and I got married at City Hall and are off to his ranch in Appaloosa Plains. Can’t wait to see the horses! Sell the house, sweetie, and keep the money to follow your dreams!

“Oh…” you said because you couldn’t think of anything else. But that got you thinking about doing something nice for Rose—something more than the fruitcake you usually give her for the forthcoming holidays. And thus the idea of Rose Cottage was born.
On one of the few vacations she ever took, Rose went with her mother to England and came back extolling the virtues of the English cottage. You’ve researched cottages on the internet and have been working in secret for weeks:

You know that finding someone in Sunset Valley to do a thatched roof is impossible, but you want the house to at least have a feeling of “English cottage” Sunset Valley style! You’ve had a good year financially—Mugsy Malone’s Bar None and the Chinese consortium for the Modern Townhouses have paid off big time!—so you can spend up to §100,000 on this surprise for Rose.
The Challenge
• Build a cottage for Rose inspired by the English style.
• It should have 2 bedrooms, 1.5 bathrooms, an art studio and all other necessary rooms for cozy living.
• A cottage garden is a must, too, and should include roses (her favorite flower!) as well as a vegetable garden and fruit orchard.
• Décor: at least in her clothing, you know that Rose favors floral prints, but wears them in a subtle, understated fashion. She tends toward the simple and conservative. Dusty rose is her favorite color.
• Build at 9 Sun Song Avenue or any other 20 x 30 lot in Sunset Valley.
• Budget (including the cost of the lot): §100,000.
Optional Challenge:
Create Rose Johnston, and, if you have the Pets expansion pack, her black and white cat, Sylvester, too. Roses traits are Artistic, Green Thumb, Shy, Friendly, and Light Sleeper. Her favorites: classical music, fruit parfait, and pink (dusty rose). Sign: Virgo. Sylvester’s traits are Friendly, Hunter, Playful.

Since you presented Rose with her spectacular English cottage, she has floated through the work day on cloud nine! But she is no less efficient than she has always been, and she buzzes the intercom to remind you of your next appointment with City Council member, Suzee Cubini. The always vivacious Suzee bounces into your studio and greets you with a big smile.
“Have a got a job for you!” she says. “Geoffrey Landgraab has donated §73,000 to Sunset Valley to build a branch of the Papyrus Memorial Library. We intend to purchase 18 Maywood Lane and rezone it commercial for the Library. We want the design of the building to be fashion forward, but fit into the surrounding neighborhood. (We don’t want the neighbors to complain!) It needs at least four computer stations, and we’d like the library to have a café in order to compete with the bookstore.”
“That’s a great idea!” you respond enthusiastically. You iron out details with Suzee, and your mind whirls with ideas!

You sit at your desk sipping on a Cinnamon Dulche, when Rose pokes her head in the door. Smiling she says, "your three O' Clock is here." "Send her on in", you reply. In walks a very pretty young girl. "Have a seat," you say gesturing to a nice fluffy chair in front of your desk, " How may I help you today?"
The girl looks at you as if she was about to hand you the worst job she could
think of. " My name is Naomie Lionheart." "I'm the great great great great niece of Hetty Lionheart from Appaloosa Plains. My aunt has left me her (she swallows a large lump) lovely home, well it will be lovely after you fix it!" "She has also left me $120,000." "I would like to use this to fix up this wonderful old home."
She slides some pictures across your desk.
"I've already had the home moved to Sunset Valley, all my friends are here and I wish to stay in the area." "I'd like to see the home restored to it's former glory, but maybe with some different fences and columns. All the walls of the home are structural and I'm told cannot be removed or the whole thing would come crashing down. I'm not opposed to the rooms being re-purposed.
"Do you have any specific colors or styles you like?" you ask. " Any style or color would be better than what is currently in the home, but I would like to have all the comforts of modern life in my kitchen," she replies, " Oh! and I'd really like the little pond to stay as it is."
The Challenge
Remodel Hetty's Ugly Home and make it liveable again.
Budget: $120k total for the lot
Walls, Stairs and Foundation must stay as they are.
Columns, Fences, windows and doors can be removed/replaced.
You may add half walls and fences.
The front yard must remain the same shape and size but the fence may be replaced.
Pond must stay the same shape/size.
You should end up with at least one bedroom and one bath.

Build-n-Share Challenge #128-130 • A Home For The Holidays
THIS IS A THREE WEEK CHALLENGE!
You sit at your desk looking at your holiday to do list, when Rose pokes her head in the door. Perplexed she says, "your four o' clock is here." "Send them on in", you reply. She hands you a packet that smells faintly of vanilla and spices. Rose states,"this was dropped off about an hour ago with a note saying it was your four o'clock appointment!"
You open the packet with some apprehension to find a letter writen on beautiful stationary and another piece of paper. You read that letter without uttering a single word. Rose jumps up to read the letter over your shoulder. This is what you both see and read.

The Sunset Valley Homeless Shelter has found homes for all of it's residences this holiday season but one family, the Ash Family. We would like for yopu to build Mr. Ash and his three sons a new home for the holidays. Please find enclose all the specific details to help facilitate a new home for this family. We look forward to seeing what you develop for this specific request.

You quickly grab the other piece of paper and quickly scan over the requirements. The job was very feasible and it would be nice to do something so meaningful this time of year. Rose asks with a sniff,"are we doing this job?" You reply, "yes, we definitely are!" Rose sniffs even harder as she heads for the door and states," I will start the paperwork!"
The Challenge
Build Mr. Gus Ash and his three sons a new home for the holidays.
Budget: $65,000 total for the lot
Location: 72 Water Lily Lane( You will have to move the home already their and/or bulldoze the lot.) Or any 20X30 lot.
Must Contain: Three bedrooms and two bathrooms
A study/den with computer
A well equipped kitchen
Living/dining/kitchen
At least one parking space
An outdoor area for both adults and children
Also must contain at least three of the following colors in the interior:
Dark Spring Green-(Hex: 177245)
Carmine-(Hex: FF0040)
Champagne-(Hex: F7E7CE)
Charcoal-(Hex: 38454F)
Persian Pink-(Hex: F77FBE)
Mr.Gus Ash is an adult who loves to cook and his fav color is green.
His eldest son is a teenager, Reo, who loves to write and his fav color is pink.
The middle son is a child named Ian. He loves to paint and his fav color is yellow.
The youngest is Mikey, a toddler, who loves the color grey.
Optional challenge:
#1.) Create the Ash family and show them enjoying the holidays in their new home.
#2.) Use only EP (Expansion Pack) and Base Game items to complete your build. Use no Store items, SP(Stuff Pack) items or no CC.
Remember this is a three week challenge!

Optional Challenge:I did the uploaded lot as a regular Sunset Valley Build. I did the Christmas part of the challenge in a winter Sunset Valley world that was completed by Jadedcat. I intended to do the upload part of the challenge without CC but turns out I used a pattern from a Tiki Set. (the upload says I used a Tiki couch and table but I didn't) The upload also says I used the Outdoor Living SP but I have not found the item in the build. Build-n-Share Challenge #131-132 • Going Greene
“What a year!” you think to yourself as you flip through the files on your desk. Last year started off designing a home for expectant mother Addict and her growing family. What a fun assignment that was! And the most recent job, providing the previously homeless Ash family with a new home just in time for the holidays, was one of the most rewarding (emotionally, if not financially) of the year. “Whew,” you wonder aloud. “What will the new year bring?”
“Well,” huffs Rose, as she breezes in with a hefty stack of new client folders. “If you care to take a look at these, I bet you’ll find out!” She deftly swaps the stack of old files for the ones she’s carrying. “I’ll just store these away for you. I’m quite sure you don’t have time to be traipsing down memory lane as your next appointment will be here any minute.”
Rose hurries over to the file cabinet and begins neatly stowing away her bundle of files. “Ah, yes,” you remark. “The Greenes. That sounds like such an interesting job. A bit of a departure from what our clients usually want.”
“Mmhmmm,” Rose murmurs absentmindedly into the file cabinet. She straightens and pops the drawer closed with a satisfied “humph” just as the door to the outer office opens. “Oh, and here they are now. I’ll just give you a moment to prepare before I show them in.” With that, she hustles out of your office, closing the door behind her as she goes. You hear her animatedly greeting the clients and offering them tea through the closed door.
“That’s my Rose!” you chuckle to yourself. “Whatever would I do without her?”
True to her word, Rose buzzes after five minutes have elapsed and asks to show the Greenes in. You meet them at the door and usher them into your office. Over the next half-hour, you discuss the particulars of the new assignment with clients Wynter and Lief Greene.
“You see,” says Wynter, “we met when we both worked for EcoTerra out in the Rockies.” Noting your quizzical look, she hastens to explain. “It’s an eco-tourism outfit in the Rocky Mountains. Hiking, white-water rafting, and the like. I worked in the store selling gear mostly and did some trail guide work as well. Lief was a whitewater guide though. He’s crazy!” she laughs as she grabs his arm affectionately. “Don’t get me wrong, I love the river, but the rapids scare me silly.”
Lief just chuckles self-deprecatingly and drapes an arm around Wynter’s shoulders. “Don’t let her fool you,” he says. I’ve seen her stare down a grizzly bear without batting an eye.” After a startled moment on your part, you all share a laugh.
“Tell me a little bit more about your dream home,” you probe. “I know you already have a home in Sunset Valley. It’s 36 Sim Lane, correct?”
“Yep,” says Wynter. “It’s practically a mansion compared to that little one-room cabin we ended up sharing at EcoTerra when we first got married. We didn’t even have running water there – had to carry it in from the pump outside. And hot water – forget it! About once a month, we’d head to the truck stop in town to take a long, hot shower. Cold water will get you clean, but hot water is ever-so-much nicer!” she laughs. Lief laughs as well and nods in agreement.
“And how!” you think to yourself. “So, are you looking to raze the old place and build new?” you ask the couple.
“Oh heavens no!” exclaims Wynter. “There’s nothing really wrong with the house that’s already there, and we’d hate for all that material to end up in a landfill somewhere. We want you to remodel the existing home and re-make so it’s a bit more eco-friendly. Oh, and we’d really like an extra bedroom or two. We plan to start adding to our family pretty soon.” The couple smiles fondly at each other.
“Ah, young love” you think. “So, tell me more about this re-model you envision,” you say aloud.
Wynter dominates the discussion with animated descriptions of her ideal eco-friendly home while Lief smiles fondly at his wife and occasionally interjects with some of his own ideas. As the meeting closes, you have a firm idea of just what design touches will fulfill the dreams of this eco-friendly pair.
Assignment:
*Re-model the house at 36 Sim Lane in Sunset Valley.
*All exterior walls and foundations on the property must remain in place. You can add foundations and exterior/ interior walls as needed to fulfill the challenge.
*Any furniture (furniture only, not appliances) present on the existing lot should be re-furbished and re-purposed for use in the new house.
Client requirements:
*New energy-efficient appliances and plumbing
*Use of sustainable building and design materials for any new siding, wall coverings, floor coverings, etc.
*Addition of any other eco-friendly touches to reduce the family’s carbon footprint
*Add one or two new bedrooms to accommodate their wish for children in the near future (this could be accomplished by adding square footage or re-purposing the existing space)

Optional challenge:
Play the Greenes as an off-the-grid family (no formal jobs - just what they can make from farming, fishing, playing music, and selling artwork) and create a family of at least one child with them. Share a slideshow depicting the family's history at least through when the child (children) start(s) school.

Build-n-Share #133-134 * Having A Mid-Life Crisis
You have just finished a nice seafood lunch at the local bistro and are waiting for your next appointment. Rose is out in the front office arranging flowers in a vase. You think to yourself "what would I do without Rose" as you turn your chair around to look out the window.
You hear Rose speaking to someone as you turn your chair around just as your door opens. Rose pops in with a look of intense shock on her face. "Your one o'clock is here and boy is he ...different!" You stare as she states, " I will give you five so please prepare yourself for a shock!"
In five minutes, Rose buzzes your line and announces,"Your one o'clock is here!"
The door opens to reveal a middle-aged man who is extremely tan with a lot of flowing straw-colored locks. He is wearing a lot of gold chains and a lurid shirt in a tropical color pallette. This is not the Manny Pause that you remember from around town.
You greet Manny! "Hello Mr. Pause! What may I assist you with today?"
"Hello!"he states! " I came here looking for a new home! I recently divorced my wife, Mavis and I am desperate for a new home!"
As you adjust yourself and your face from the shock, Manny begins to discuss his home requirements and what has led him to his decision. It seems Manny is having a mid-life crisis and has adjusted himself to a new lifestyle.
As the meeting comes to a close, Manny states,"I am looking forward to this new home! I needed a change and I think this is for the best!" As he heads for the door, you hope you can help him out with his new home. As you turn to look out the window you see Manny hopping into a new red convertible.
Assignment:
*Build a new home at 2350 Pinochle Point Sunset Valleyor any 30X30 lot.
*$81,000 budget for fully furnished lot
Client requirements:

*At least two bedrooms and two-and-a-half bathrooms.

Build-n-Share #135-136 • Valentino's Love Nest
“Well,” huffs Rose as she drops a file on your desk. “This is one for the record books.”
Taken aback, you thumb through the file. “What do you mean? It looks like a simple enough request.”
“Oh, just wait until you meet this guy.” Rose rushes on, and you notice that her cheeks seem to be a bit flushed. “Tall, dark, and handsome. And I swear he could charm the paint right off the walls.”
And just what’s wrong with that, you wonder to yourself?
“And he brought me flowers yesterday when he came in to confirm your appointment!” Rose continues. “Me! Beautiful roses for the ‘bella rosa,’ he told me. I mean, really? Who says such things?” she sniffs in indignation.
“How thoughtful!” you interject. “And he seems to have taken a bit of a shine to you.”
Rose “hmphs” again, but you think that she looks secretly pleased. “Well, he’ll be here any minute. I’ll show him in when arrives. But you be careful! I don’t trust him for one second.”
A few minutes later, Rose knocks on your door to announce the arrival of your appointment. “Mr. Valentino is here,” she calls as she opens the door to your office.
For a moment, you are dumbstruck. Tall, dark, and handsome indeed! Mr. Valentino has the classic chiseled good looks of a Roman god. Rose gives you a hard stare. You start momentarily as you realize you’ve completely missed what she’s just said. “I’m sorry, what was that again, Rose?” you stammer.
“I said, I’ll be right outside if you need anything,” Rose repeats, enunciating each word clearly for you.
“Oh, of course. Thank you, Rose. Come right in,” you say as you gesture Mr. Valentino towards a chair.
“Grazie,” he murmurs in a deep, rumbling voice. But instead of heading for the chair, Mr. Valentino veers straight for you, grasping your hand and raising it to his lips. As he kisses your hand lightly, he introduces himself. “It’s a pleasure to finally meet you. I’m Constantin Valentino. But my friends call me Cupido,” he chuckles self deprecatingly. “I’m not quite sure why.” He finally releases your hand and moves to sit in the offered chair.
You laugh along with him, thinking to yourself that Cupid is certainly an apt nickname. “It’s a pleasure to meet you as well, Mr. Valentino. I’ve looked over the notes you discussed with Rose, and I’m quite intrigued by your request.”
“Ah, yes,” he says. I’ve been a bachelor for many, many years. I’m a bit of a matchmaker, and I’ve helped friend after friend find that perfect match, but I’ve never found anyone of my own.”
You find yourself a bit distracted by the deep, liquid brown of his eyes and the way his shining black hair curls just a bit in the back. “And now, you’ve found someone?” you ask, not sure if you want to hear the answer.
“Si,” Constantin grins broadly, flashing a bright smile. “I have found someone right here in Sunset Valley who I hope will turn out to be my true amore. Before I move further though, it’s time that I trade in my bachelor pad for a house that my amore might find beautiful as well.”
“Hmmm, what kind of changes did you have in mind?” you ask, your mind clearing somewhat as you turn to business.
As you chat with the client, the picture of his future love nest becomes clear to you. You will transform his starkly modern bachelor pad into a potential home for two with the same modern lines, but a slightly softer feel that could eventually accommodate a family.
The meeting comes to a close, and you rise to show Mr. Valentino out. You heart flutters slightly as you wonder if he will kiss your hand again. “Don’t be ridiculous,” you chasten yourself, wondering why you suddenly feel like a schoolgirl in his presence.
Ever the gracious gentleman, Constantin kisses both yours and Rose’s hands before departing your design studio. Rose gives you an “I told you so” glance, and you both shake your heads and laugh before heading back to work.
Design Brief:
*Build a new on any 30X30 lot.
*$100,000 budget for fully furnished lot
*The client’s house is a 2 BDR/2BA modern.
*The completed house should retain the current 2BDR/2BA layout and include an office/study space, open floor plan with an eat-in kitchen, and a family room as well.
*The furnishings should be comfortable for a newly-wed couple.
*Constantin’s favorite color is brick red, and his potential beau’s favorite color is dusty rose. He would prefer that these colors be used as accents with plenty of neutrals to balance them. He’s open to mixing other colors with them as well.
*He’s looking for a makeover of the existing landscape to include a patio and pool.

Build-n-Share Challenge #137-138 • Vivaldi’s Four Seasons
“This seems to be our week for Italians,” Rose says as you enter the studio to begin the day’s work.
“Another Italian client?” you ask with surprise.
“I suppose it’s our Mediterranean climate!” Rose giggles.
You try to suppress your own giggle and ask, “What time is Signor…”
“Vivaldi,” Rose interjects.
“What time is Signore Vivaldi’s appointment?”
“He’s waiting for you now in your office.”
“Ack!” you say out loud while looking darts at Rose, who is studiously ignoring you.
As you enter your office, you see a man with shockingly red hair seated in your chair, humming a jovial tune that somehow seems familiar. He gets up immediately and moves toward you to shake your hand.
“Ah, how delightful it is to finally meet the great designer!”
“Um, thank you, signore…”
“Please! Call me Tony.”
“Yes, Tony. What can I do for you?”
You learn that Tony Vivaldi is the new music teacher at the local high school and has come to Sunset Valley from Venice, Italy with his two twin teenage daughters, Cara and Rufina. They are currently living in the Modern Apartments and want to move into a 2-bedroom house of their own. He has two main requirements:
“Both my daughters play the instruments,” he tells you, “so please include the room for music so we play together. Yes?”
“Of course, uh, Tony. What else?”
“I like the seasons. Yes?”
“Seasons?”
“Eum, inverno, winter? Spring? Yes?”
“Yes, of course! But what are your thoughts about the seasons?”
“The decoration? How you say…”
“You want the décor to reflect the seasons?”
“Yes, yes! But just one!”
“Just one season? But which one?”
“You pick!”
You protest, but he insists that you choose for him. So after discussion of budget and other details, you finish your meeting. As he is about to leave, you finally get the courage to ask him, “Tony, by any chance are you related to…”
“The typeface designer?” he laughs. “Ah no, but peoples ask me this all the time!” He leaves humming that strangely familiar tune.
Requirements
• Budget: §73,000
• Lot (Sunset Valley): any size the budget allows
• 2 bedrooms (one for Tony, one for Cara and Rufina), 2.5 bathrooms, music room (with at least 2 instruments) and all other rooms necessary for convenient living
• garage or carport
• landscaping and interior décor should reflect one of the four seasons (spring, summer, autumn or winter). In your description of the lot details, explain how you chose your color scheme to reflect the season.

Constructive criticism: Yes, please. I am aware of the lack of landscaping, but it was difficult to find items that fit the snowy terrain. I did find some and installed them in my game, but then could not find them in game. I probably should have added some more interior decoration as well, but as I was building it, I kept running into the budget limit. I forgot export the finished house before I moved the family in, so I removed the family after taking screencaps and a little under §5,000 of the budget magically became available. Oh well.

Build-n-Share Challenge #139-140 • Mending Fences
“Your three o'clock has cancelled. Mrs. Litter went into labor and was rushed to the hospital!" Rose states as she sticks her head into your office. "But you have a new client waiting outside so no taking a nap on that new sofa!"
As you slip your shoes back on your feet, you think how does Rose know you so well?!
Just then you hear a faint knock at your door. "Come in" you respond. In the door looking timid, comes Iqbal Alvi. You motion for him to take a seat in one of the chairs at your desk.
"What may I help you with Mr. Alvi?" you ask.
"I need a new home desperately!" responds Mr. Alvi. "I think it may be the last resort to save my family, especially my relationship with my son, VJ."
You think to yourself that VJ Alvi is already on the road to trouble, as Mr. Alvi continues." I recently won a fair amount in the annual Simansims Lottery and I am taking my boys on a two week journey to Egypt."
As he continues he talks about what he would like in a new home but you have to stop him at a certain point to ask," You do not mind the style of home in the least?" As he responds," No, whatever you come up with is fine!"
As he leaves you really hope that this new home will help this poor man mend fences with his eldest son. You watch him leave as if he is carrying the weight of the world on his shoulders.
Requirements
• Budget: §87,000
• Lot (Sunset Valley): 43 Water Lily Lane or any 30X20 lot.
• 2 bedrooms (one for Iqbal and one for VJ and Miraj to share), 1 to 3 bathrooms (your choice as to the number), a specialty room for family togetherness (this can be a media room, game room, gym, etc.) and all other rooms necessary for convenient living. Exterior should have an area for all family members to enjoy as well.
• Garage or carport or parking spaces for two vehicles
• Interior decor should be very colorful just like the current Alvi home but tasteful and cohesive.

Build-n-Share Challenge #141-142 • A Cottage in the Woods
Another happy client. You smile to yourself as you think of the Alvi family settling into their new home, and, hopefully, beginning to mend some fences.
Rose opens the door to your office and hands you a file with a slight frown on her face. “Mr. Potfill will be here to see you any moment.”
“Thanks, Rose. Why the frown?”
“Well, I’ve only spoken to Mr. Potfill on the phone. He travels quite extensively and hasn’t been able to come in to meet with me to get his preliminary information. I just get a kind of odd vibe from him.”
“Odd?” you ask.
“Well, I should say some of his requests sound a bit odd. He seems perfectly nice, if a bit eccentric.”
“Oh dear,” you think to yourself. “Another odd client….we certainly seem to get our share of those around here.”
You both hear the sound of the front door opening. “Here he is now! I’ll show him right in.” Rose rushes off to greet the new client.
Soon, you are sitting across the desk from Eamon Potfill. An older gentleman with a slight build, Eamon’s bright green eyes seem to sparkle with excitement. He begins to speak, and you are struck by his charming speech with just the slightest hint of an accent that you can’t quite place.
“Good morning, lass, “says Eamon. “I do hope I’ve chosen wisely by putting my trust in you for this job. Although I’m usually quite lucky in business, I have to admit that I was burned quite badly by the last dealing I had.”
“Of course, Mr. Potfill,” you answer. “Our firm has quite an extensive history of dealing with all sorts of clients, and I can assure you that they have all been very happy with our work. We never disappoint.”
“That’s excellent news, dearie. I have a bit of an unusual request for you.”
“Oh, we specialize in the unusual,” you chuckle, thinking of some of your more, ehm… eccentric clients over the years.
“Good to know, good to know.” Eamon leans forward, eyes bright. “I’ll be wanting a rather secluded hideaway, away from prying eyes, you know.”
“Well, we can definitely make that happen,” you assure the client. “Just how secluded are you thinking?”
“It must definitely be off the beaten path. I don’t appreciate people just wandering by. And I do love the outdoors, so something in a forest setting would be ideal. Just one bedroom and bath will be fine. I don’t have many visitors. At least I don’t intend to…especially after that last one.” Mr. Potfill trails off, looking a bit irritated.
“Okay, a small cottage, one bedroom, one bath. Secluded forest setting,” you repeat, scrawling notes in the file. “Do you have any other requirements?”
“Just one more thing.” Eamon Potfill lowers his voice and glances around as if he thinks there may be someone listening in. “I’ll be needing a secret room,” he whispers.
“A secret room?” you whisper back.
“Yes. For my treasures,” Eamon explains.
“Alrighty then,” you think to yourself, suddenly understanding Rose’s odd feeling about this unusual, little man. Aloud you say, “Secret treasure room, check” and add it to the growing list in the file.
The conversation continues for a few more minutes as you clarify the client’s requests and settle on a budget for the job. “This all seems pretty straightforward,” you announce as the conversation comes to a close. “We can have this ready for you in about two weeks.”
“That’s super, lass!” Eamon enthuses. “I’m off on a bit of a trip tomorrow, and it will be done when I get return. Perfect timing.”

Optional Challenge: I wasn't sure what was expected for the optional challenge, so I just built.
Constructive criticism: I'm not sure what you count as a 'wooded' lot. I tend to put 2-3 trees on my lots, and doubled it for this client. I also chose larger trees but did not pack a ton of them into my small lot. I interpreted secluded as build it away from down town, so part of that in my mind is based upon lot placement not design of the lot. In my own world I added a 20X30 lot and placed it way out in the boondocks. Also... My living room wall pattern does not show up in the photos... I tried and tried to get one that would show it... but its still kinda hard to tell. As always I welcome any criticism.

Build-n-Share Challenge #143-144 • Icy Hot
You are just returning from your lunch break, the fried onion rings from Hogan’s sitting uneasily in your stomach. (“Next time I’ll get the autumn salad!” you think.) Rose, standing at the open door to your office, is uncharacteristically chatting up your 2 o’clock appointment, whom you can’t yet quite see. Rose’s face is flushed, and—is she fluttering her eyelashes?
“Rose! Is Mr. Jökulsson here then?” you say loudly. Rose, taken aback, replies, “I was just offering him something to drink.”
“Great! Would you kindly bring me a glass of my Gerolsteiner water with whatever Mr. Jökulsson wants?”
As you enter your office, you can see what has Rose all hot and bothered. Waiting to shake your hand is an exceptionally handsome man with a full head of white blond hair and neatly trimmed beard wearing an impeccably tailored light gray suit. But what you really find startling are his icy blue eyes, which seem to pierce right through you. The warm smile on his lips brings you back to the matter at hand.
“Mr. Jökulsson, it is so nice to meet you! I do believe you are our first Icelandic client. What brings you here to Sunset Valley?”
“Please call me Finn,” he says in perfect English.
You have, for once, read the client dossier before his arrival. You know that Finnur Jökulsson is the owner/CEO of Jarðhiti Fyrirtæki or Geothermal Company and is here to set up a geothermal plant in Sunset Valley.
“I will be here for a least five years,” he explains, “and I need a house to live in as well as entertain business associates.”
Just then, Rose enters with the drinks. Basking in Mr. Jökulsson’s warm smile, she asks “Is there anything else I can get you?”
“That will be all, Rose!” you say kindly but insistently.
“So, Mr. uh, Finn, can you tell me what sort of house you’d like?”
He hands you a thick notebook full of blue prints, fabric and paint swatches. Laughing, he says, “In my business, you have to be detailed! I think you can see I have thought about this a lot.”
“You seem to have an ultra modern sensibility,” you remark as you page through the notebook. “Do you want an all white interior?”
“No, no! I love natural wood as well as the clean look of white. And here are some accent colors I like.” He shows you some color swatches in the notebook.
You continue the discussion, although his notebook seems to have in it everything he wants (and in more detail than any client you’ve ever had!). When you finally get around to the sensitive subject of budget, he becomes unusually sheepish. “I’m afraid I can only spend §250,000 on the house. I hope you can make that work.”
As you pull your eyes back into your head, you say, “Yes, I’m sure I can make it work. I think I have the perfect lot for you, too.” You step out of your office to say to Rose, “Will you show Mr. Jökulsson out? Oh, and would you kindly answer any questions he might have about Sunset Valley?” Before the words have left your lips, Rose is in the office helping him to the door.

Build-n-Share Challenge #145-146 • The Simovitch Struggle
The office is slammed, and Rose slaps a folder on your desk. "Uhm...," you start to say, but Rose cuts you off.
"No time," she says. Look this over, and I'll get the details to you tomorrow." With no other choice as she breezes out the door on the way to other important business, you open the folder and and get to work...
The next day, Rose knocks on your door and shows in Fatima and Vadim Simovitch and their daughter, Betty. "Good morning!," you greet the family. "I've been looking over your requests, and I've come up with some great design ideas for your home. It sounds like your looking to update and modernize things which I can definitely take care of. Can you tell me a little more about what you want? Are we doing a tear-down and new build or renovating the existing house?"
"Well, you're the expert," replies Vadim. We don't really have a preference. You can knock it all down, add windows, add walls, whatever you think is best."
"Excellent! I notice that each of your favorite colors are green, pink, and white. I'll try to work those in as accent colors. Do you have any other requests?"
"Well, I do like animal prints," remarks Fatima. You notice Betty roll her eyes and suppress the smile that comes to your lips.
"I can certainly try to work that into the design somehow. Perhaps in the master suite? In a tasteful way, of course," you add to appease Betty.
"And I really want a gourmet kitchen," sighs Vadim. "I love to cook for the family. It's a hobby of mine, and our current kitchen leaves a bit to be desired."
"I'm so tired of how boxed off our dining and kitchen areas are," adds Fatima. If I'm in the kitchen, I can't see or talk to someone in the living room. I love how open and breezy new homes are. Can you make our house more like that?"
"Of course," you affirm, adding "custom kitchen" and "open concept" to your list. "And what would you like for your room, Betty?" you ask.
Vadim interrupts, "Well, Betty is going to be a scientist when she grows up, just like her dad. She'll need a desk for studying and a work area for her science experiments."
"No," contradicts Fatima. "Betty is a gifted musician. She's going to be a pop star. I was in a band when I was young, you know. Betty takes after me musically."
You look at Betty who seems a bit embarrassed by her parents. You make a mental note to talk to her privately when you get a chance to find out what she really wants.
"Alright, thanks so much for coming in. We'll have your brand new dream home ready for you in two weeks," you say as you escort the Simovitch family to the door. "I look forward to working with you."
And so starts another challenging project...

The Simovitch family of Riverview resides at 1019 Dogwood Lane in the "Champion Lhaso Apso" 2BDR/2BA home. They are in desperate need of a complete demo or a strategic reno of their current home - the choice is yours...

• They would like the landscaping to be updated as well.
• A pool would be nice if it fits in the budget.
• Betty's room should reflect her personality. Is she a budding scientist or a future pop star? Or something completely different from what her parents want for her?
